Comments (19)Hi Katie, I don't know how set you are on curtains but I think shutters would look great on your windows with your current interior - simplistic but chic: Regarding the wall behind the TV, I can't imagine wallpaper along the length of it, especially if you'll have a patterned rug - maybe you could turn it into a feature wall by painting it a slightly different shade? If not, I don't think the section of wall behind the TV unit itself looks too stark - it's more the part of the wall to the right of it, which you could hang artwork, framed photos, a mirror, or have some kind of statement piece from. For the coffee table, perhaps a contemporary glass top table, like one of these: Table 1, Table 2, Table 3. Or a rustic wooden table, like this one. Did you have any specific style or material preference in mind for it? My personal favourite of the rugs you linked is the final one, because it reminds me of geometrically patterned Aztec-type rugs. It's very contemporary, while the second has a more traditional feel to it. All three go with the colour scheme of the room, but I think the second might work better with the decor. Comments (22)This is def looking like more than £150k. £200k is more conservative estkmate. Be careful re: planning laws, you are often able to extend up to 50% more (volume) but you have to take into account existing extensions. So I think workshop in garden would focus the extension on areas you need within the house and not use up % of floor plan unnecessarily. Larger single storey (with velux), smaller extension upstairs would allow light downstairs and prob be more acceptable to neighbours and planning. Moving bathroom is expensive but if you keep kitchen, utility, soil pipe to one side it will create efficiencies. There is a wish list and then practicalities from planning permission and budget perspective which will need professional input. Comments (11)We are going through a similar process (trying to get a 4th bedroom). We initially looked at a loft conversion. Our roof was too low. The company who came round said we could apply for PP to raise it however where we live this would normally be refused. The cost was also huge. We are now looking to do a double storey extension. It does mean you have to consider where you can and can't have windows. In your house could you look at moving the smallest bedroom to the front and having the current bedroom 3 as your (small) bathroom? You can have a high up window for ventilation. You also don't require pp if only going out by 3m. If you need the 4th bedroom to be larger you could look into moving the stairs. Also if an en suite is a bit tight I'd look into a downstairs shower room I do think this kind of extension would give you a well proportioned house, an incredible kitchen and probably add value....See Moreminnie101
