Bedroom layout and ensuite advice needed please
Comments (14)I think that this house sits well and I don't think the rear is currently unsightly but I think if you block up one of the upstairs windows at the back it will look strange as a window will clearly be missing (further compounded by having difficulty matching brick). One possibility would be to render the back to hide patched brickwork but personally I think that if you were going to spend money on that you should spend the money on a drain and soil pipe (est.: £2500) which would allow you to take the big bedroom over the lounge as the main and to have a big ensuite with WC off the main (in bed 3) plus a bathroom with WC in the original position. To keep it as a four bed I would then have a modest fourth bed at the side where the current WC is or consider splitting bed 4/5 again (or only do that a week before selling if you prefer three double bedrooms). In my opinion you should work out what is the ultimate layout for the house and do that when budget allows rather than try to do everything on a shoestring. One further thought- if you are trying to make the downstairs feel bigger, free up a little space by moving your laundry facilities upstairs....See MoreEn-Suite sizing/layout help
Comments (78)Just thought I would update my post as the en suite is *almost finished. Only take 6 months (rolls eyes) and still a bit of cladding above the WC to finish and on the sink unit (same walnut cladding on the front) and of course I have to have a shower screen designed as it won’t take a standard shower door. Such fun. Will take some other angle pics over the weekend once it’s all tidied up and cleaned. Just struggling now with storage!! Only got a shallow space under the sink (25cm deep- 26cm at most) to put some drawers but I can’t find any. Got space on the wc side for a little bench seat with storage under so trying to work out the best colour/style that’s not too twee....See MoreHelp ! Comments (27)Hi Just to update I have had a bathrooms designer out today who really knew what he was talking about and has said the architect is wrong and we could have the ensuite in the study, which is where we wanted it all along! There is more wall space in the 2nd bedroom so it would make more sense if we built a door through from that room and made that the main bedroom. It will still entail putting in a new soil pipe on the side wall and digging up part of the drive to put in an inspection chamber ( not sure of the correct word), but the joists run in the correct direction and are deep enough to go from the study to the outside wall. He thought the ensuite in the current bedroom would impact the room. The 2nd designer thought we could put the ensuite in the main bedroom, but have the doorway on a slant so it wouldn't impact so much? I'm going to get a 3rd quote/opinion and go from there, but feeling more positive today. Jonathan - hadn't realised you meant knocking into the other room, sorry. Peggysue67 - another good idea, thank you...See MoreSmall en-suite bathroom, to tile or to wallpaper...
Comments (6)Personally I would put large tiles on the floor as well as in the shower, as herringbone will mean a lot of grout lines on the floor to get grubby. Then you could use the herringbone tiles on the wall behind the sink and make a feature of that wall? And/or on the wall above the bath (though it would be a hell of a job for the tilers with that slope, but can be done)? The bath panel could be either the large tiles or the herringbone. What’s the plan for the black long tiles - I like the idea of using those somewhere, maybe on the false wall behind the loo? Black herringbone as a nod to the white herringbone but to give a contrasting colour. Are the marble tiles real marble, or porcelain marble style? They are lovely by the way. If they are real marble I would be a little wary of using them in the shower as they are porous and may stain or spall, also mineral deposits can leach out causing rust stains especially with all those lovely veins. Calacatta is a particularly porous marble, more so than Carrara for example. If they are real then I would limit them to wall use (the sink wall and possibly the wall behind the bath as I say above) and perhaps use the black herringbone in the shower instead?...See MoreJesmondDene
