Comments (6)You say you have had a quote from a builder you quite like, but he is expensive. Being expensive does not guarantee a better job, as neither does being cheaper mean a worse job. Before employing any builder, or tradesman, ask for jobs that they have completed recently, and talk to their clients. Do research. Do not employ someone just because you like them - you need to trust their capability with spending YOUR money, and they need to understand exactly what you envisage. Although it sounds as if he is already working for you. As Tani Harvey-Smith says - ask him which particular part of the job is making this expensive, but expensive compared to what? Have you had other quotes? Even simple things such as a kitchen finish can accelerate the price by 50% - so ask. Comments (6)Thatch used to be a waste by-product following the harvest which was local, cheap and plentiful as was labour, when slate or hand fired clay were expensive. Now thatch straw or reeds have to be grown or imported their vernacular use is an expensive specialist service. It is mo longer a commercial alternative to mass produced concrete tiles so as the costs spiral more and more pressure is brought on owners to retain thatch which can often only be enforced by listing which leads either to poor maintenance or to a forced sale. Thatch is a lovely adaptable tradition and is entirely appropriate on a vernacular cottage- as a modern building material it has wonderful thermal insulation but the skills and costs are prohibitively expensive....See MoreToo much faff and expense? That looks like a great idea, actually if we kept bathroom the same (it's already been newly done) and left the external wall into the cupboardy bit the same/no need for re-enforced beams and have washer/dryer stacked in the cupboard space, all we would need is the support between kitchen and living room which would work out much cheaper than I think my initial model would be (and possibly a little more practical too, and possibly more value) Here is a bit of a prototype of the size of the space we'd have to play with, I think it would be big enough for our needs (not massive amount of worktop space which is something we'd hoped for, but really I think it's enough) and also some space to fit a small table and 4 chairs in front of french doors and means not having to rip out whole of bathroom downstairs. I think I may take some advice from temple274 too, and instead of building whole bathroom upstairs and trying to readjust windows, I'll just make a small ensuite in top right corner of bedroom 2. I've seen little porthole windows you can get, but equally like temple274 says all I'd really need is adequate ventilation. Comments (11)I would recon the cost is 1500 per/square if you finish with average quality of finishes, and £1750 for top quality finishes , material also is what I consider to be at top quality. I work with experience Architecture and he has done a project in Central London , a restaurant extension and it looks good.
