UN-convert a garage

We are looking at a house with a garage converted into a "second living room." The owners added tile floors and replaced the garage door with a wall.

My question is, how much would it cost to "un-convert" it back into a garage? I have no use for a 2nd living room, and I do need garage space. Thanks!

I would imagine that the original garage door lintel remains to be where it always was so doubting it would cost much more than knocking out what they filled in and re-fitting the appropriate door. The rest is just extra internal cosmetics giving you a posh garage.

Seems a bit odd to me that anyone would convert a garage door and not put a window in, unless there are a load of added electrics/plumbing on that wall now.

Hi Zoe, The first consideration is insulation. 67cm is too small, but you only need about 1m, so an additional 33cm. How big is the toilet? There are no dimensions for any of the rooms so it's hard to imagine how much of an impact changes will have. You could also potentially access the garage via the lounge.

I have absolutely no idea on what to do Or what I’m doing for that fact. We want to knock through the 3 rooms at the back and then extend out making one big kitchen living and dining area, there is a 1.7m approx alley next to the kitchen giving back access to the garage so thought we could utilise the space and build up right next to the boundary giving us more room to try and accomodate a toilet downstairs too. We’ve not exchanged or anything yet so don’t want to pay out for plans until it’s secured as we are limited on funds but just would like to know if this is possible. I’ve only ever changed tiles and kitchen worktops and a bit of painting so a big renovation project like this is very scary

I think it would worth your money to take time when planning to ''un-convert'' your garage. I contacted guys from http://localshedsolutions.com.au/ and they were quick to react, understood what I wanted to change and calculated all the costs, which was around 6000$, because I wanted my garage to be more like a utility room

Hi, I’m stating the obvious, but you will need to get a builder to quote for something like that to get an idea of costs. Difficult I know as you are only looking. I don’t think it would be a huge amount. I had a flat roof brick garage built 4 yrs ago for £15,000 and the electric garage door cost £1,400 I that’s any help.

They are a Melbourne based company, with over 60 + years’ experience in building everything from rural sheds to garages and carports, using only premium materials. They were quick to react, understood what I wanted to change, and calculated all the costs, which was around 6000$ because I wanted my garage to be more like a utility room, and I was very pleased overall.
