£100+ per sq metre for tiling?

We have just had a quote for the kitchen floor to be tiled and were quote £53 a sq metre for labour, grout and adhesive. If we buy tiles at £40 per sq metre that is over £90 a sq metre. That seems excessive! How can anyone afford tiling at these prices? Has anyone had their kitchen tiled lately and how much did you pay please? I was hoping to get it all done for 2K...

Tiling is not exactly my current business but I have years of experience in tiles too. Tiles at £43 seem reasonable if they are made in Europe and are at least 300x600mm or 600x600mm. Price for porcelain tiles start at around £10 per sqm from a number of DIY stores so yes you can find cheap tiles but personally I would stay away from the very bottom end pricing. £53 sqm for labour including grout and adhesive seems ok (maybe £40 sqm would be the best price) but I am sure you can always find someone happy to do the job for less.

There is actually quite a bit of work to do to install tiles sometimes requiring several days visits on larger jobs. Old floor may have to be removed, subfloor may require levelling and walls or skirting may require finishing after the tiles are installed.

Houzz is a great place to ask around and personally I am always happy to match or beat competitors quotes.

Hi Louise. In the end we merely added new windows and a new door. We went for a mixture of Sapele and aluminium to break up the width of the house. The windows are made by Smart and are the Alitherm Heritage 47 range which are supposed to a close match to Critall. We also converted our garage and matched the windows and use of Sapele frame as well as having a bespoke Sapele gate. We're still not convinced we made the right choice by adding two sapele windows - but we always have the option to add aluminium ones to replace them and they are not too costly. So - it's not 100% what we wanted, but for the budget we had we are very pleased. The garage conversion is very cool inside with bespoke ply shelves/desk and seating area as well as ply walls. It is a homage to Corbusier and his Cabana in South of France :)

Hi, I think wood effect tiles wood work very well in the space you have for the kitchen and also be suitable for living spaces if you want to run the same floor in both spaces. I think wood effect tiles will add some 'texture' into the kitchen as you do have gloss units and therefore will stand out and have a striking effect. In terms of colour, I don't think you have to go very dark, as your worktops are dark. I would go for a mid to dark,beige-brown so you get a nice visual contrast between the two, with added warmth. We have a high gloss cashmere kitchen and decided to go for wood effect flooring. I will attach an image. Good Luck A x

Surely it depends on the tiles? Tiling with factory made tiles (large) on a newly plastered surface is different to using riven natural stone etc. Get a few quotes.

Hello, I do not think this sounds too out of the way. I know it does not seem a lot of tiling but this sort of work (based on a brick pattern) would take a tiler 2 days. So a brick pattern at £350 (which I am presuming includes VAT?) if you break this down in to a day rate it is £175/day which does sound about right to me. Especially if they are providing grout and adhesive!? The herringbone style will obviously will take longer to do and to me the £650 might seem a little steep but you have got to bear in mind how long it will take and maybe the tiler is not a fan of doing it which is why he is charging more!! If he is a good tiler and you have already seen some of his work then to me it is worth paying that little bit more.
