i take it the 3 columns are 60 each, what about the left had side, is that 150 or something? thanks for letting me know

Hi Helen, The garden looks fairly large - you could extend outwards? A ground floor rear extension, get rid of the sun room, install velux windows or skylights, some bi-folding doors and you would have a really bright, spacious lounge. If money/building regulations permit, you could extend upwards also? If this would not be possible, extend the first floor outwards at the rear to create two more bedrooms (where the attic room is). As Gabby mentioned, you can now get modular extensions and loft conversions which cause minimal disruption - entire rooms are designed and built off-site then installed over a number of days. A very time efficient solution but not as cost effective - they are pricey! The leading company for these is Moduloft, I believe. I have no direct experience with this type of conversion myself, but know this method is rising in popularity. In terms of the ground floor, the kitchen looks to occupy a very small space currently. I don't know your feelings on open plan but you could knock down the walls between the lounge and the kitchen, and bedroom 1 and the lounge to create a large, open plan living space. You could arrange it so that your new kitchen-dining space are where the current kitchen and dining room are, and the living room is in the space where bedroom 1 is. This would allow for the living room to feel like a separated little nook while still being part of a larger, open plan room. In terms of the exterior - there are countless possibilities. Replacing windows with some in a more contemporary style (e.g. grey upvc), replacing the door and repainting the exterior are the simplest but most appearance-altering. Hello Sarah, There is a possibility that you have combined sewage in that location. I can see a drainage pipe from the roof on the front of the house. Have a look down the street and see if there are any other houses with bathrooms or drainage on the front or contact your local Building Control who will confirm. I have no idea how important the number of bedrooms are for your needs but you could forfeit the third bedroom. Alternatively have a smaller kitchen area. as the second plan and take a small chunk out of the bedroom, probably less is needed than I have indicated. If your budget allows then remove the chimney, but it is not necessary. I would take out the walls around the stair to below as that will make the space much broader. and also give the space a funky feel to it. Add some velux windows with shafts down into the kitchen dining space. I am not sure why there is no window onto the garden, perhaps look into that on your deeds and see if it could be allowed. The kitchen may be better located towards the front of the house on the first plan so that any seated area is not adjacent to a circulation route/ corridor space. Set the roof windows in a neat pattern of 2 or 3 over that space as it will help to tie it together as one. I am not sure how often you would use the front small bedroom but it could be opened out as part of the living room now and when you eventually sell, put back as a bedroom.. Hope that helps Roger

Hi Jonathan. Thanks for the replies - they got us talking about a bunch of things! We totally agree about the entrance to the living space - it is too crowded - and the utility room does seem overly large. As a result we're now thinking of broaching the following with the architects. Mirror the stairs mum has on her side to where our current utility room is. They don't need much space which allows for the adjacent study to grow. They would also no longer encroach on the hallway - allowing for a wider door and wider access to it. As an added benefit the stairs would exist facing a better direction (towards the familly bathroom) on the first floor. Potentially this could be three wins! This is the upstairs plan, btw, with the stairs ending facing a wall: The utility room would be moved to the front of the house where the wc and cloakroom are and while we would lose the outside access, it would be close to the front door to get the dogs in quick. The downstairs wc could then go under the stairs? I think that would work. I like the idea of the seperate games room but my better half has vetoed it. She's adamant she wants it in the main social area. And mum was toying with a bedroom downstairs, but would rather the space for other things. It is a good suggestion and one that i've echoed, but she is strong willed and knows what she wants (I wouldn't have it any other way!). A lift or stair master may be on the cards at some point, though. Cheers again for the input!

Hi Natalie, This is actually a hard one. I know this was posted some time ago, but in case you are still in a conundrum about this, a radical possibility is as follows: My intial idea was to open up your back area with the following extension (detailed below), so that your family could live facing your garden. But given that you are on a busy road (unless you want to reconsider using the front reception as a bedroom which you can test by pulling your mattress in there and sleeping in it for a couple of nights), this may do the trick, if you are willing to change your garden differently than you had intially considered. Here is how to get what you want - 3 bedrooms & open plan reception space to plan a kitchen with an island / breakfast bar, lounge & dining area. Knock all the walls through from your front reception room & your first bedroom area. This will give you one huge open-plan reception space to take advantage of and configure just the way you want to include kit - dining - living. Extend the hallway through the current kitchen - dining area to the back of the flat (and slightly beyond into the extension (detailed below). Out of the rest of the kitchen dining space, you can create another bedroom that can either retain the current window or have double doors opening up onto the garden. On the left side of the garden - all the way down the length of the garden - do a 1 room extension (13'6" long x 9' wide) with large windows or sliding doors onto the courtyard garden. This will give you the 3rd bedroom you desire and also with planning permission approvals or under permitted development (must find out what applies in your area), possibly give you enough space for a small ensuite shower room too. The extended hallway into the new left-side extension should be used to create access & a door into the courtyard garden. Your court-yard garden will still then be about 13'6" x 10' (rather than 19'9 x 10' as you suggested with a 1m back extension across the rear of your house) and you can still use your side return for light. Not doing the side extension will reduce the cost significantly - and as you know getting the 3rd bedroom out of the size of the side return extension was very difficult. If you do what to also do the side return extension, you can enlarge the kit - diner converted to a bedroom, and also add a small ensuite to that room behind the other bedroom (if you retain the courtyard area on the side from the current large bedroom, past the bathroom & 2nd bedroom windows, upto the fireplace). If you do decide to use the front reception as a bedroom: You can create a lovely open-plan living - dining - kitchen in the garden extension I suggested above & the current kitchen dining area - putting in all glass (sliding or concertina) in both areas facing your courtyard garden. You can configure your kitchen - diner in one side and the living area in the other. Both areas will have full light and exposure to the courtyard, and offer indoor-outdoor living when weather is nice and doors are all fully opened - giving you an L-shaped open plan living around your courtyard. Also if you do the side extension as well, this will extend this reception area even more across the back of the house, give you more options for skylights & allow you to add a small ensuite or w/c in the side return too. The rest of the blue-print of your home would remain the same & you would use your front reception room as a bedroom. Well, hope this helps and best of luck! Best wishes,
