We're going through the same as you as we are having to replace our very expensive sisal runners with their beautiful black taping after only 5.5 years. Would strongly recommend against sisal anywhere, but particularly on the stairs. Any dirt, spilt drinks, splashes of water result in stains that even professional carpet cleaners cant get out. The pile is too short and it all gets embedded in those lovely ridges. They shrink away from the skirting board quickly because they cant be pinned down like normal carpet so it quickly looks tatty and we're only 3 people including an unusually clean and tidy child. Sorry didn't mention it! I just wanted to share my experience with people from Houzz. I was in the renovation process with my wife and we spent a lot of money for the exterior job. My house is not the biggest one but it still cost a lot of money to make it look good, the roofing took me a good part of my money too, gardening was a little bit more expensive as I thought it would be. When we finished exterior work we still had to do the interior and here is where the war starts, you have to choose the wall painting, the flooring, bathroom, furniture and kitchen of course. Gladly the kitchen was done fast, we both found what we like the most, bespoke kitchens country style. The flooring took us a month, but gladly it was done good and I still love the floor heating system, the cellar is great too, it was done in 3 days. We still have to finish the bathroom, its almost done but we have to buy some small things, and we are waiting for the bedroom to be finished, mostly we are waiting for our KingSize Bed

We always suggest a few things - 1. Be as clear about your vision for what you want - the devil is always in the detail. 2. Have as clear a scope of works that allows for as much as possible from your vision. Also have clarity on what you are going to supply or if you leave to your contractor. 3. Get decent construction drawings which incorporates as much of your vision as possible. The better the plans, the easier and clearer it will be for your building team. 4. There are always going to be unknowns / changes - 10% to 15% for a contingency should be about right if you have done points 1 to 3! 5. Find a building partner that will work for / with you to value engineer and help find savings to cut costs so you don't need to tap into your contingency - It's a lot of money you will part with and you need a trusting relationship from the outset. 6. Make sure there is financial transparency and project planning with your build partner - time does cost money and delays cost stress you don't need! Good luck with your project!

Hi OnePlan, I love Kirsty's kitchen and I had a similar idea, I will post a piccy to let you see. I have recently downsized from a detached Victorian sandstone . I loved all the different rooms I had, huge rooms with high ceilings. This is why we are keeping the rooms kinda the same, just making them bigger in keeping with what I am used to. The only room I am adding is a utility /pantry room. This will allow me to reduce the units I have in the kitchen so I can configure it as in the picture. Having a separate formal lounge is a big bonus for me as its always ready for visitors. I also have a bit of a crafter / sewing hobby, when the time allows! So its important I can keep the mess away from the rest of the house. (Well until I can persuade my other half to build me a room in the garden!!) Any thoughts on the benefits of having the extension built all on ground level? Would it be a lot more expensive? I just thought if there was foundations being dug out anyway and the equipment was already on site, it would make sense?
