Comments (5)I've had a trainee in this morning - we've been playing with your layout !! We treated this like a paid project - as if you were a family with two children around 6-10 ish age, with occasional Granny and Grandpa type visitors to stay - who entertain guests with similar age kids at home most weekends - two cars that park outside - all comings and goings via the front door. We wanted to offer an idea of what might work well, as a long term home. Dependent on lots of structural things obviously - so need an architect /SE to confirm what can and can't be done - but it's an idea to get you started maybe ! A = open porch leading to front double doors and hall with built in storage each side ( coats boots etc etc ) B = kitchen with built in laundry area ( keep window in here ) with shelving for laundry sorting and space for ironing board etc Island kitchen with rounded bar seating - ceiling extraction over hob and sink and wet goods at window . Tall cabinet either side of window for pantry's /ff /ovens etc space for dining table centred to external doors . C = lounge with new folding sliding external doors to garden area - suggest tv in movable cabinet that can be used in front of doors opposite fire place or even turned around for outside tv viewing. D = snug / sofa bed / guest room / study - it's a little bit far from bathrooms - but great for guest who snore, older kids hangout room or to use as hobby room etc E = generous sized master suite with dressing area and ensuite shower room - (might) need sun pipe in en suite and extractor. Suggest double glass doors into this room, to allow daylight into hall area, ( curtained at night ) and to view cars approaching front of house from living area. F & G = child's bedrooms .... if you want to in cooperate children's rooms into living space during the day is as their supervised play space - sliding walls to these two bedrooms could achieve this - only worth it it they are pretty young to be honest - past 11 and they want their own space ! H = day time / children's shower room need sun pipe in here and extractor [ marketing note - this is an example of the sketch consult service OnePlan provide... Comments (9)Hello Fiona, It looks like you have a place which could be nice with a little care. In answer to your questions: As many coats as it takes. Paint a coat, look at it when it's dry, if you can still see the paint underneath it needs another coat. Usually 2-3 coats are needed but more for covering really bright colours like that small patch of purple in the living room. I can't suggest a specific brand for another country. A folding screen / room divider would definitely work without causing problems. They are not difficult to make or you can buy one. You absolutely should not surround it on all sides without checking what it is and how much airflow it needs. Probably treated wood for outside furniture. Plastic is cheaper but doesn't look that good and can risk being blown off the terrace in high winds. Metal is more expensive and more likely to get stolen if there's a chance of that. Maybe look out for second hand stuff? Floor lamps would be the obvious choice for light. You can get cheap ones from somewhere like IKEA or again maybe second hand. This is the biggest problem you've listed. Here in the UK the laws for renting say bathrooms and kitchens need extractor fans. Perhaps check if there's a similar law there? If there isn't, you can ask the landlord if you can fit one and if you're lucky bargain for them to pay part of the cost. They are not that expensive. You probably won't convince them to help you. Those look like the remains of roots from ivy or something similar, and might be hard to get off. You could probably rent a pressure washer and do that wall and the terrace at the same time. A couple of notes on paint: - You don't need washable paint for every wall. The hall will need it, and the kitchen and bathroom (or special kitchen/bathroom paints, definitely try to get that for the bathroom) - Yes white is the cheapest colour to buy though Magnolia (yuck!) is as cheap here. White is also the worst colour to paint with as you get 'snow blind' and can't tell what you've already painted. White can also look quite cold. One thing you can do is have a painting/decorating party with your friends. You supply plenty of food and drink and they spend a few hours painting. You can get a lot done in a short time this way and it's quite fun to do. Comments (32)😂 You're welcome I'm just putting your ideas together in one place! I used the walnut table but as I said before I think it may need a rug against the dark floor but see what you think. The rug size may be do'able (8x10), you would need to tape it out when you're in the house so it doesn't encroach on the bar stool area. I have zero photoshop skills so just chose a rug I could edit in but just to give you an idea (Although obviously the table is the wrong way round!). Comments (21)Interesting and surely exciting project. No expert advice from me I’m afraid, but my personal overal view would be to yes, create a traditional style, but with a contemporary twist. I really like the style in the bedroom photo that Sonia sent. I feel you can probably keep all the tartan chairs as long as you tone down the carpet, wall colours and curtains (I agree, no pelmets).
