Reconfigure and extend the ground floor

We just bought a house which requires reconfiguration on the ground floor as there is a hard to use second reception room at the front. Because of the stairs, it feels like a hallway.

We also would like to knock down the outbuilding and extend the kitchen to have the utility and the wc in.

Would appreciate any ideas.

I wonder if you could move the front door so the reception room with the stairs becomes the hall, you could put a downstairs loo here. Then the old hall becomes part of the fromt reception room and put a partition room to separate it from the open plan extension

I’m not sure which walls are structural so I would speak to a structural engineer

Hi Shas. I hope you don't mind me saying but the list of additional rooms and bigger rooms seems to have grown but there appears to be little opportunity to increase the footprint of the house. Do look to see if loft conversions have been done down the road to give you a master ensuite. To add the new extra bedrooms I think you would need a double height extension as the current bedrooms are just not large enough to create 5 rooms out of 3. Has anyone else done this down the road? If you were to extend double height you also need to allow for corridors and you'd need to think about getting light into the current bedroom next to the bathroom. In terms of an office and meditation room, where were you looking to put these? You could use the garage space but it is very narrow in any case and I would strongly suggest you keep garden access so you'd end up with rooms of 5ft width. I'm not a pro and don't want to put a dampener on any of your plans particularly with the imminent arrival (congratulations!) but maybe think about buying a house which has potential for significant expansion. Hopefully a pro will come along and prove me wrong! Do also think about resale, houses that are overdeveloped may not always make a return on your investment

Hi One Plan...I know, and I agree that it seems strange but here’s the thought process. I’m 52, recently single and so it might well be my long term home and what’s important right now and what I can afford. I could extend the mortgage to do a full side return but that would make my monthly payments strangling as I also need to think about how long I’m going to keep working. What’s important is having entertainment space - which I can’t create currently so this was my next. Thought ( or move to something already suited to me but with stamp duty etc that works out just as expensive unless I move much further out and I’ve pretty much ruled that out. It’s a amazing flat loads of storage ( basement) and huge garden and prime location so I’m trying to make it perfect for me ( not necessarily resale atm).

Exciting times for you! That lean to/family room (guessing that's estate agent speak!) certainly seems a little pointless if it's taking light from the kitchen/diner. It seems likely that the wall between the kitchen and the lounge is a load-bearing wall so you would have to put a structural beam in if you take that wall out; it may work out more expensive than you think, depending on the width of the space. Worth doing a couple of exploratory holes to see if there's a beam up there already; a structural engineer would help advise too and far better than having the house fall down. What is the lean-to built out of at the moment? And is the WC a more permanent structure? Would you want to keep that downstairs loo or are you intending to remove that as well as the rest of the structure. Worth remembering that you'll use any indoor space all year around and outdoor for around 50% of the year (at best! I assume you're in the UK!) Can I ask what kind of budget you're holding back for this work? The only way to add real value is to add a bedroom. Depends how big the flat is, but potentially you could shrink the bathroom and kitchen a bit to create a second small bedroom. See attached (although don't do this if it leaves a master bedroom smaller than 11sqm!). Otherwise, the layout is already quite good for a 1-bedroom flat. I can see why you'd want to move the living space to the garden, but that's more of a personal taste thing than "adding value" - others will prefer the separate living space and the bay window. If leaving as a 1-bed, potentially remove the living room store and increase the opening to the kitchen to give it better flow, but the rest of the layout already works well.

Thanks so much @Heather, I thought about moving the entrance to the front reception but it willl be too costly for us, both permissions and the reno.
I would love to convert the front reception into a 4th bedroom but struggling a lot because of the staircase. Not sure adding a wall between the window and staircase would help, but then it will be a tiny room and a very dark stair space.
also thought changing the direction of the stairs but it would be too costly again and might not solve the problem too.
Also attaching the upstairs floorplan if that makes any difference to the ideas.
