hi, i have an extra room next the bedrooms area, i have no idea what to do with it. it has a window and a small door leading to a small balcony ..

Many thanks - I do want to have stools and not chairs - as you can't see behind them is a very large low television screen, and even if it's not on, I do think it's strange to have chairs to the back of it. Also, there is something a little more nonchalant about grabbing them, as opposed to unfolding a chair if they are unexpected guests - if that makes any sense which it probably doesn't.

Hiya, Usually the loft extension is more cost effective than any other extension, but depends on a few things. - how much structure will it need? - can you cope with lost of headroom? How height the new ceiling will be? - In the case of 1st floor extension, how much of the layout you will have to modify? Does it really add enough space for a bedroom and ensuite? Hi, congrats on your first home together! I'm struggling to get my head round the floor plan. Is there really no access to the living room from the hall? Nor to the kitchen? I think the L lends itself well to a dining area up by the kitchen and cosier seating in the other part. You could be bold and use different colour schemes to denote the different areas (perhaps with the dining area continuing the colours/style of the kitchen so they feel connected?) or just your furniture, rugs and lighting to change the feel of the spaces. Is there a nice view out through the conservatory that you'll want to be facing? Might you like to fit a fireplace on the end (garage) wall to give a focal point to the sitting room? Are you bookcases and house plants people? Good luck!

Hi Kay K without a picture of the room I can't really make any real suggestions. Would you be able to post a pic. At the moment the idea of a balcony has me romanticizing about a me space but alas what is the balcony like? is it useable say like the pics below?

No. The house is basically 2 floors. downstairs is the living area and kitchen.upstairs is the main bedroom and the kids room plus the extra room.

Guest area / upstairs lounge? It's a large room so what's connected to it etc is important. You would think it was a master bedroom being that big with a balcony. Can you make it in to a bedroom with en-suite?

We use ours as a den comme office. Huge TV, a desk each and book cases. Comfy sofa and nice view out the back. Don't like having a TV in the sitting room/drawing room.

This a nice size room. Is it better than your bedroom? Could you move your bedroom and use your current bedroom as a living room?
