What a beautiful area! What material is used for the deck and coping? Is it granite, cement, gray travertine?

Thank you very much! The coping is bluestone, and the decking is a various colored granite. It make for a very nice contrast.

Hi I would put a planted green screen of a nice flowering hedge which also has berries in the winter like Berberis. It will give you privacy and its not totally solid as a fence or wall would be and will give a much softer look. It also gives security as it has small prickly barbs You say your window sills are too narrow to take window boxes so why not put a nice long wrought iron planter under the full width of the window, attach to the wall, (It looks like the windows are quite low) or if not put a free standing planter under the window. I would not get rid of the front lawn and just have concrete slabs as you already have all the drive paved, it will just look like to much concrete and harsh unless you add some plants or create maybe a circular flower bed Too much concrete prevents good drainage too Adding a porch would be a great idea, perhaps just glass which will give a modern contemporary feel Also once you have changed that paint colour it will look a lot better

I begun to write this suggestion out when I released i had a drawing for a similar garden. So tweak it to suit Hide new steps behind new raised bed of rose carpet (or lavender) which are very easy to maintain which can also be used as seating Water feature with the spout can be hidden in the hedge, Use a galvanised mesh (heavy) an inch or so below water, you don't want children falling in. Skim walls to match in with new beds, the brick is a bit dull. Second level plant hydrangea From top of steps enter landing area to raised lawn, use angle iron for perfect straight lines. Low hedges: Use Rosemary rather than Buxus as it can have an unpleasant odour if planted on mass especially near patio areas. I would replace the fence with something sturdier and would allow for trellis which will give privacy but not annoy the neighbors by blocking too much light You could also use the trellis at low hedging to stop children falling off or use http://www.tecni-cable.co.uk/ systems for a safe but see through fence, it wont stop the determined child to climb over but will definitely prevent accidents Rather than having a 'veg patch' you could make sure that everything has to earn its keep. Hi Wendy, thanks for your comment. It's all garden centre stuff, nothing too specialist. From memory: tree fern, fatsia, box, date palm, hydrangea, passion flowers, lilac, salvia, eucalyptus, lots of hosta and ferns, trachycarpus fortunai, wisteria and some grasses. Basically anything that google said was tropical but fairly hardy in U.K. climate. Hope it helps :)

Hi Sonia This sounds like a very exciting project! When renovating, deciding whether to do it all in one go rather than phasing it it almost always driven by budget. With older houses there's usually surprises along the way so be prepared for that. Before you start on the cosmetic changes you should make sure all the bones of the property (electrics, damp proof, heating, plumbing, etc) are in good order as having to rectify this later is more costly if you have to re-do all the cosmetic work. After that I would look at any structural changes you want to make and factor in the time it takes for any planning requirements. After this you can start to focus on flooring, kitchens, decor etc. The best advice I can give you is not to underestimate the amount of planning involved. The more you do upfront before starting any work the smoother the process will be. Renovating is great fun and very rewarding at the end of the journey but it can also be stressful, overwhelming and consumes an enormous amount of your time and energy! It's also very dirty - there's no way around this! Make sure you have the right professionals in place to support you and your project. Good luck!
