Comments (11)Hi Edwina, It's going to be the greenery that makes a big difference to this. Plants are used for softening designs all the time both exterior and interior. I love the garage doors and think ever have done a great job too - well done. I love the idea of rendering it but think you have to work with the rest of the road so if no one else has its probably not a great idea :( Regarding the images of changes on the property - I offer a 3D visualisation package that I would be happy to give you a price for if you drop me a person message on the profile page. Comments (10)Thank you for your comments and suggestions. Very much appreciated. Appologies for the poor quality drawing. I thought it would be a bit clearer than that. I'm not very good technically! You are right JenP, when the extension was added they moved the window to the back and made it into interconnecting bedrooms as they had a disabled child. So that room now has no window. The bathroom window is also facing into the extension. Not ideal but we thought we could install a light catcher in the roof and reduce the size of the window by installing some opaque glass blocks to borrow some light from the extension. The current lounge was actually two rooms when built, the one on the left with the bay window was the lounge as it has a fireplace with back boiler and the other a bedroom. We were thinking the same about making the lounge into two bedrooms so that we have our living areas at the back. Seems logical. We do like your idea JenP of the U shape living area that seems do able but the issue we have with the rear of the bungalow is the very limited space. We had considered maybe knocking down the excisting non matching extensions and rebuilding it a bit larger but that maybe to costly. We have a couple of local builders lined up to give us quotes but we are still undecided as to what is our best option. Comments (10)Having had time to 'play' on the floor planner, I came to realise that gaining the two things that you would like the most, storage and an extra loo, were not that easy. If you go with my original idea of moving the entrance it does make for a much larger master bedroom ( gaining storage ) Going in to the Workshop from the house leads to more storage and the possibility of a guest room, which you also wanted. I think the only way to gain a lot of space and storage is to build the porch and it makes sense that if you were going to do that, you'd make it large enough for plenty of storage for the coats / shoes etc. At the same time ( as it would be cheaper and easier ) you would also build a utility room on the same patch as the porch at the rear of the kitchen. Instantly gaining huge amounts of storage. I know that you didn't want to extend, however, the plan allows for a re-jig without the porch or utility and for these to be added if you re-consider. I don't think the layout lends itself readily to a staircase in to the loft. You could put a staircase at the bottom end of the lounge, however, i honestly think the money would be better spent on a porch and utility. Bedroom areal blown up Kitchen / porch / utility blown up A concept planner is a must with this type of project. They take on board what you want, have a good old re-jig as above and come up with various ideas. They can then blow them up in 3d and give you a 'virtual ' walk about, so that you can visualise more easily what it will look like. I've done everything 'roughly' to scale and used full sized objects for the rooms, so you get a rough idea! Comments (13)I would find a great builder with links with a structural engineer to help you see what might be possible and how much it would cost. When you know that you have sufficient funds to proceed you should then consider the creative side of things. You can explore layouts with a designer, concept planner or architect. The architect may be the most expensive option but you would have their technical expertise. A concept planner sells only design but you can explore many layouts at a lower price point than the architect. A designer can work in the same way as the concept planner but can also help with the finished look and procurement.
