Lower level Rear extension

My plan is to have a side entrance into a large hallway with steps down to the rear extension. Not sure whether to knock the wall down also the create a inside balcony and maintain the Hallway ceiling height in to the extension. The extension would be living / kitchen / dining area. If anyone has any photographs of similar projects to help me visualise it, that would be wonderful.

Also any suggestions / advice would be greatly appreciated.

Hi,

I thanks very much for coming back on this. Please see the existing floor plan and the 'idea' floor plan below. For your information, the swimming pool room requires knocking down and rebuilding. The floor level of the swimming pool room which is soon to be the rear extension, is approximately 1.5m lower than the rest of the ground floor.

Any advice or suggestions would be very much appreciated! Thanks again!

I am having an extension built on a slope at the moment, an architect will be able to help. Remember to budget for an additional patio area beyond the extension if you want one, the architect can plan that as well; I didn't give it too much thought but it's ended up being the most expensive single thing in the whole build. A decent sized patio is at least 3m out from the end of the extension and it will involve a lot of labour and materials to build it up.

Internal/ External Steps - Costs of lowering a floor to ground level?

About to embark on a wrap around extension. All plans passed and Building Warrant granted. However my other half is concerned about the cost of lowering the floor to be level with the new extension. At present there steps (6) to ground level. The plans have patio doors to the kitchen and garden room. I didn’t want an area of steps, I just wanted to open the doors and step out at ground level. Has anyone embarked on anything like this? I will try and add some plans. many thanks to all. I now have had costs for the extension and it was over 125k!! I could build a new house for that! I'm looking at just lowering the floor only in the kitchen/ family room. Now I need ideas as to how I incorporate these internal steps. I’m sure they could be configured for form over function. The blue area would be lowered with the existing floors remaining on the same level. The main reason for this is for the patio doors to be level to open out onto the garden. what do you guys recommend?

Yes, I meant opening up the right side wall to incorporate that pantry/utility space into the kitchen. You could maybe compromise and keep a pillar at that corner instead of opening it all up fully? Looks like pillar/corner could be at end of island, which I know is not perfect but it could work - gives you an end to the kitchen and provides a little separation for dining table - have a google at extensions with pillars and you might find it would be totally fine. Still a bit more expense as you'd need a steel to go over the larger opening on the right hand wall, but not as much as fully opening it up. Another option for WC would be to put it in the front section of new office (where the sofa is) - separate door from the office space into little loo - and then use the rest of the office as the utility room. The planned pantry/utility could then become office - which I know isn't ideal off the kitchen, but it depends how much you need office to be quiet and away from distractions, or if it's more of a place to charge devices and control/file paperwork. Also an issue with no windows to office (still got rooflight though), but gives the loo the front window (possible issue, I know!) and keeps the loo and utility away from kitchen - or maybe give the utility room the front window so it's nicer when doing laundry. Downstairs loo doesn't need a window.

I think an internal balcony with the same ceiling height over the TV area would be stunning. You could have a different ceiling height in the kitchen/diner part if required. However, it's always useful to think of the cons too; it would be a large space to heat and potentially not a great place as the main TV location but this can be in the other sitting room. You could use an internal window if either of these cons don't appeal.

I would suggest that you think a bit more about where the TV goes in the sitting part of the open plan kithcne/diner/lounge. I find that those spaces tend to be more successful if you can see the TV from more of the room. So if you're watching a film then you can get up and help yourself to something from the kitchen, without having to pause the film or missing a bit.

The balcony idea is a really nice one. If you wanted to do that then again you would need to reconsider where the TV is placed.

It looks like it would be worth you considering how you're going to use the hall space a bit more.

Also if you have the kitchen /diner open to the hall and stairs then you need to be mindful of the potential noise and smells that could then move around the rest of the house, and consider if this would be a problem for you or not.
