rear extension layout

Hi there,
We are currently looking at getting a rear double extension to get at least one extra bedroom(ideally 2). The problem is the extension would be off the master bedroom and dressing room, taking their windows.
The only solution i can see would be making the dressing room into an extra bedroom by making it longer and increasing the size of the master to include a dressing area, any other ideas would be great.
Ill try and get some pics asap but need to find away of drawing the layout out.

Have you got an architect? They should be able to help. Could you extend sideways too, over the utility?

I'd definitely keep the kitchen in the existing space! It'll give you great flexibility. If you add roof lights to the extension, you'll get lots of light in the kitchen. But I'd get rid of those corners! Go for a straight run of units on the wall, with wall units over, and a free-standing island in front. Its a small space, so just leave 100cm between the wall units and the island. Hope this helps! Eva

Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money! Hi Jonathan, Thanks for your feedback and alternative solution. I like the way you've moved the kitchen around as it really helps to utilise the space well. I think our issue is that we have too many things we want to include on the list to have on the ground floor: 1. Formal Living Room 2. Dining Room 3. Lounge/TV Room 4. Guest Bedroom 5. Kids Playroom 6. Utility/Boot Room 7. Kitchen 8. Toilet 9. Guest Shower/Toilet I've uploaded the floor plan again with the rooms in their preferred locations, but will be flexible if another more flowing plan can come about. The window where the Boot Room is actually meant to be a door, to quickly access the garden if there is a need without having to open up the bi-fold doors. So if the kitchen was to be moved across into the boot room corner, access to the door will be required. Currently the Boot Room space is about 4m long, we have thought of reducing it to 3m and push all the rooms below it up a little so we can have more space in the Play room and Guest bedroom. Any other alternatives /ideas would be greatly appreciated.

No architect yet, as toying with the idea of an extension. Could maybe go over the utility but its close to the roadside.

Windows could be solved by having windows on the side of the inner rooms (the current master and dressing rooms). The bigger issue is how you access the extension rooms - you’ll need to put a corridor through the middle so the current master will get smaller. Is that ok?

There are various solutions to any architectural dilemma :-)

Have you considered creating/incorporating a light well or an atrium as part of the design that would bring in light as well as create a wonderful addition to living space as indoor/outdoor connection within the spaces. This could be across both floors or just be incorporated into the first floor scheme.I am happy to look at pics you have of the existing rooms and advise further on the proposed layout.
