Thankyou. Do you have a preference for one versus the other as both makes seem to do down draft extractors and hobs? I just wondered if there was a reason for using the two different makes? Thanks

I agree with Jonathan that removing the chimney breast would significantly increase your options for the room. I would go one step further and look into removing the small wall which separates the kitchen and dining room; I have attached a very crude annotation to your sketch to show how this would look. I personally wouldn't go for French doors if the current back door is retained. A typical worktop height is 90cm so you could place units (a sink?) in front of the window and have a small 20cm drop to the windowsill (ideal for growing herbs). If you don't want units in front you could build a window seat (approx. 50 cm high) with storage underneath. A good estate agent should be able to tell you if your proposals would devalue the property. If I was buying it I would see a larger kitchen/diner and downstairs toilet a plus. Your current layout doesn't give you any dedicated storage but your proposals would. There would be space to store coats in the downstairs WC and, if you place the door in the middle of the room, you could have floor-ceiling 60cm deep storage in the rear hall (shown in red). Garden storage might make more sense but if your bike is very expensive then I can see why you might wish to keep it indoors.

Hi It is more than possible to have an extractor over the island suspended from the ceiling but anything you do will be highly visible. The more modern and effective way of dealing with extraction these days would be to leave your ceiling alone and clear and fit a Bora combined hob and extractor. These are by far the best way of dealing with extraction and are visually very discreet. Just so you know ☺ we have a Bora system fully working in our St Albans showroom that we demonstrate all the time. When people see it working they certainly don't want anything else! CK

Hi Susie, if you like oriental cooking, you probably want to cook on gas? I think one of those downdrafts that pop up from the island might be a good option. I have a downdraft (Dutch brand) and it works very well. My induction hob has power settings for when I use the wok. It's okay, but I think that a wok just works better on gas with the flame going round the wok. And I don't think you can use a downdraft with a gas flame, sucks the flame from under the pan. But the pop up ones you can use with gas as far as I know.

We worked closely with a high end bespoke maker early on in our kitchen remodel saga.... they weren’t keen on downdraft models because of how much space they take up underneath, not just the unit itself but the venting. I suspect that might be part of why the builder doesn’t recommend it, as it will complicate fitting.
