Drawing a Floor plan

Hi all,

Are there any good (free) websites to draw floor plan for a house - nothing complicated. I know a pen and paper will do, but we are currently missing papers at home (I know, a bit ridiculous).

Hi, bumping your question.

I use Floorplanner on my computer, but it's only free if you do one design at a time, I think. It's easy to use though. Might be worth a try. Maybe someone else has a better idea

Hi there, I can't recommend anyone specific in Leeds (not my area!), but in the first instance, you can seek out a local independent bathroom/bedroom studio and ask them to come and quote you. More often than not, their design and quoting service is free, though if you start asking for lots of changes/versions, they may well ask for a modest fee - often this will be credited against any subsequent purchase you make. While I wouldn't recommend taking unfair advantage (I've had my share of "customers" like that!), if you explain what you are looking to do, the constraints on your budget and show willing to consider them for any subsequent purchase, I'm sure they'll be happy to help. And while of course I am biased, I strongly believe the small independents tend to be better value and more willing to tailor a project to your needs. We are also unlikely to want all your cash up front and leave you in the lurch if things go wrong! Plug for small independents now over.... ;-) Wrt your mother-in-law specifically, I wanted to draw your attention to the fact that many items specifically designed to ease a disability as well as changes to bathrooms which are required because of that disability are normally eligible for reduced VAT rates - either 5% or 0% VAT depending on certain factors. It is normally easy to claim and only requires a short form and signature by your mother-in-lay confirming the need. DEFINITELY worth asking about this and following up - saving 20% on your costs is not to be sneezed at! Regarding ideas to consider - think plenty of space in the rooms, a wetroom or open shower, grab rails & folding shower seats, sit-on top basins on wall mounted worktops that a wheelchair could be wheeled under - of course it depends on the particular disabilities, but a good designer will be able to help. In recent times we've installed special hydraulic "lift out" baths, infra-red heaters to keep elderly customers warm when exiting showers; we're just about to start installing a kitchen for a sight-impaired gentleman with good contrast between cupboards, worktops & floors, easy to see/grab cupboard doors, easy access storage solutions - there are so many options! Lots of people can produce floor plans themselves. But if you are going to get the architect to do work for you they may well be preparing plans anyway. If you want to explore lots of options before you speak to the architect you could use this forum and you can get free apps for your phone to produce a floor plan yourself. You could also recruit a concept planner who will help you explore multiple layout options at a lower price point than an architect. For planning purposes you will later need accurate plans and may well recruit an architectural technician.

I'm not sure I understand why your kitchen can't be re-used if you extend sideways? Is that what you meant? The kitchen can be re-used wherever it is at the moment. Yes, you may need more units, but mix and match colourwise is in at the moment. Many people have a different coloured Island to the rest of the kitchen, so that shouldn't be a problem. Yes, you will incur costs with a steel on the side, but it is a standard build and you're not bolting steels together, so it really is relatively easy. You just have to get a structural engineer to work out the load and the steel required. The rest is brute force and donkey work for the builder. I would contact a few building companies - If I ever need help on a build I use MyBuilder. Tell them up front that your budget is 25K decked and finished, with a small contingency and that is also to re-use the kitchen. I usually find that if you stick with one firm, you get more for your money - makes sense, as they're earning more in one place, so, easier for them. If they can't do it for the price and make sure you get a fixed price quote, then they won't want the job and you can move on to the next one. Yes, you can save money by doing all the boarding out etc, then get the builder back to plaster, but if you don't know what you're doing with the electrics, plumbing etc, you can't board out successfully, you'll just create problems. So, try and get a fixed price quote first, you may be surprised.

Hi Everyone, I hope you are doing well wherever you are but I bet everyone's busy at this time of the year. I have been a busy bee myself and learned how to use Homestyler but I must say it's a painful and slow process. I have been obsessed with the floor plan of the small flat for the past week as the time has come to finalize it with the new team. We'll be around 2 months behind the plan which is fine. So I made the decision to not have a loft in the small flat because the floorplan I chose seems to work well with loads of storage. Please excuse some of the furniture such as the kitchen and the colour of the large cabinet, they will be white but Homestyler is quite limited so I had to chose from whatever they had in store. Let me know what you think of the floor plan please. I'm happy with it so far. I'll send you links to short panoramic videos Honestlyler created which was a godsend as that'd exactly what I wanted to see, at least approximately how my flat would look like. I really wanted visualise what to expect. The videos are pretty much the same but starting from different angles of the 30sqm flat. Scale rule, pencil and a rubber, calculator
Idea book, photos of houses you like etc.

Drawing packages are grand, but old school is better, during initial stages, saves time

Note I have been using auto cad since 1997/98

Hopefully you have experience as room sizing critical , visualization of expected elevations, ratios and roof angles

Pre planning meeting to discuss if planners amicable to your design in principle
