Can you recommend someone to draw the floorplan of a house accurately?

Hello all,

My mum in law is quite disabled and has asked me for some help to make some changes to the floorplan of her house to make her everyday life easier. (removal of steps and internal walls, turning a downstairs spare bedroom into a study/ hobby room for her, adding a wheelchair friendly en-suite bathroom etc.) We don't currently have a floorplan of her house so the first step is to get it drawn up. Can anyone recommend anyone in the Leeds area for this? I'd like to get a current flooprlan before engaging with an architect so we can draft some ideas without having to spend lots of money!

If you can recommend someone in the Leeds/ West Yorkshire area please let me know :)

Any wisdom on making houses disabled friendly would also be appreciated!

Hi there, I can't recommend anyone specific in Leeds (not my area!), but in the first instance, you can seek out a local independent bathroom/bedroom studio and ask them to come and quote you. More often than not, their design and quoting service is free, though if you start asking for lots of changes/versions, they may well ask for a modest fee - often this will be credited against any subsequent purchase you make. While I wouldn't recommend taking unfair advantage (I've had my share of "customers" like that!), if you explain what you are looking to do, the constraints on your budget and show willing to consider them for any subsequent purchase, I'm sure they'll be happy to help. And while of course I am biased, I strongly believe the small independents tend to be better value and more willing to tailor a project to your needs. We are also unlikely to want all your cash up front and leave you in the lurch if things go wrong! Plug for small independents now over.... ;-)

Wrt your mother-in-law specifically, I wanted to draw your attention to the fact that many items specifically designed to ease a disability as well as changes to bathrooms which are required because of that disability are normally eligible for reduced VAT rates - either 5% or 0% VAT depending on certain factors. It is normally easy to claim and only requires a short form and signature by your mother-in-lay confirming the need. DEFINITELY worth asking about this and following up - saving 20% on your costs is not to be sneezed at!

Regarding ideas to consider - think plenty of space in the rooms, a wetroom or open shower, grab rails & folding shower seats, sit-on top basins on wall mounted worktops that a wheelchair could be wheeled under - of course it depends on the particular disabilities, but a good designer will be able to help. In recent times we've installed special hydraulic "lift out" baths, infra-red heaters to keep elderly customers warm when exiting showers; we're just about to start installing a kitchen for a sight-impaired gentleman with good contrast between cupboards, worktops & floors, easy to see/grab cupboard doors, easy access storage solutions - there are so many options!

Has so much potential!! As a concept planner, looking at this i would ask for lots and lots more info on how many people live there - ages of any children (ie do they need supervision or not ) - garden facing N?E? S? W ? Etc How far off extension as might be better to delay kitchen improvement till this built. Any party walls - window placements etc etc It's great to get some creative ideas going at the moment ! When you are in, and can measure properly, then you can ramp it up a notch ! I'd start by booking a 'walk around' with a competent builder if I were you . Ask which walls can go - which can stay - which doors can easily be moved etc . Then armed with as much detailed info as you can get either post again for some free help, or approach a pro to work with on this !

I think your idea of moving the shower room is spot on. Move it to where the utility room is and then open the entire back area and make a large kitchen dining area. You could open the entire wall with glass doors leading to the garden. As to the first floor, You can turn the small bedroom 4 into an en-suite and connect it to the large bedroom 1, as long as there is headroom for that (does bedroom 1 have a pitched roof? its hard to know without pictures). Firstly I think you may find the help of a Concept Planner really useful as the space has to 'work' for you. Secondly, without the all the dimensions marked accurately on the plan, it's not possible to have anything other than an educated 'idea'. The door in to the room isn't marked and you need the dimensions of the fire recesses etc, just all dimensions really. The room when you draw it out appears a lot more square than you have it, after all, it's only 1.4 meters longer than it is wide. So, planning it out properly is really important. Having said that..................I'm not overly keen on either plan. I think you would be best with the kitchen / diner towards the wider open plan area nearest the windows, and the kids zone - play / relax / storage area nearest the fireplace in the more odd shape. Odd shapes are better for storage and I think the fireplace looks better in the loungey area than in the kitchen. Zoning is essential, thus on this plan, you can see from the kitchen everything that's going on. The kids are on the bottom of the plan, with a lounge / play and all important storage area. Then, cooking and eating at the top. The use of the small island and the return will help keep the kids away from the cooking. So, dimensions, entry door etc needed for a final tweak!

Hi Kate. We have three children under 8 so are in a similar position to you. If it was my house I would..... In response to your first question, a 33ft x 14ft open plan room would not necessarily be too big, but it would leave you without a downstairs utility or WC. As tamp75 has commented, a hallway is good for isolating noise to upstairs bedrooms, and you need somewhere for coats, bags, shoes etc. With three storeys, having the kitchen open to the hall may create problems with building regulations (fire safety). I'm not an expert in this area but it should be considered. 2. I would definitely reposition the cloakroom. It looks like the drainage to your house will be on the right hand side of the plan, so I would not put the WC under the stairs. Something like Jonathan's second suggestion would work well. 3. I would create a utility room, but only a small one. Large enough to hold a washing machine and tumble drier (stacked to save space), sink and some storage. If you can get hold of a copy of George Clarke's Home Bible he has a whole chapter devoted to utility rooms - it is well worth a read. 4. I would reconfigure the property in a similar manner to Jonathan's second suggestion. The only minor changes would be to move shorten the hall slightly by bringing the entrance to the kitchen level with the stairs, and possibly reconfigure the area for utility/WC/cloaks. I recommend retaining the first floor living room as it stops the house feeling too 'top heavy' and could be a really good family space. 5. It's hard to answer this without knowing more about you. I think it might be possible to have a kitchen, seating area and dining area but I suspect that you might have to make some compromises. You have the potential to create two lounges elsewhere in the house, so I would compromise on the seating area. Given the scale of this project I would take my time to consider all of the options. I think it is definitely worth spending a few £100s on a concept planner as they could save you £1000s in the long run. Good luck.
