Builder for redecoration in central London

Hi!

We are looking for a builder to help us with a few elements of redecoration, and would love to hear any recommendations? Ideally we'd like to find someone who can do the full set of requirements, but also open to using separate contractors. The things we want to do are:

- Sand and revarnish floors a lighter colour

- Repaint

- Install wallpaper on 3x walls

- Install a floating bookshelf

- Install new kitchen doors, side panels, and handles

- Install new kitchen appliances and remove old ones (oven, microwave, cook top, range hood)

- Replace kitchen countertop

- Install new splashback (glass or mirror, TBC)

I've included my take on it (2nd pic) but the upstairs could probably be tweaked to work a little better as a larger family bathroom would be good. You could also easily change the pantry/downstairs bathroom proportions to put in a small study too if thats more important to you than a large mud room space (first pic). Both of these have the advantage of not changing too much of the existing structure so should cost less and/or mean you can tackle redecorating those spaces at a late time when budget allows.

A client of ours recently bought a slightly dated (90s) penthouse in central London. They wanted it to look more like a Brooklyn loft apartment with mid century styling. First, less is more. Sticking in a "WiFi booster" may be compounding your problems if you have weak Reception somewhere in your house. Potentially you are just boosting a rubbish signal, rather than the better strategy of finding a more central location for your main WiFi point. Furthermore adding more WAPs (Wireless Access Points) may actually worsen your WiFi reception. At the very least, if it is a cheap WAP, your poor phone or tablet won't know which point to lock into or continue to lock into the weaker signal as you wander around your house. Needless to say, we have a fix for all of the above. And once we fixed it, you need to be aware that your new neighbour may decide to plug in their new, super fast, super high power router which completely destroys your WiFi reception. We have a fix for that too ... Once you've got your WiFi nice and stable, why not run all your devices wirelessly?... Not a good move, particularly when it comes to high resolution video and even hi-fi audio. When you're downloading your e-mail or spreadsheets you won't care if there's a temporary blip on the download - you may not even be aware of it. However, quality music and video require an uninterrupted, clean transmission of signal. This becomes even more critical when you want 4K or even 8K Movies. The solution to this is ideally achieved when you next want to redecorate. We provide a service to both home owners and builders to ensure that you/they run the most suitable SmartHome cabling to the right locations throughout the house or flat, make the property as future proof as technically feasible. We've been doing this for 15 years and even our first installs are able to take advantage of the latest 4K Movies and TV. So hard wired is the best way to go? Did I mention that it will affect a high number of Freeview, Youview, BT Vision, EETV and any other service that uses a traditional TV aerial for its live TV function?...

Good news that a builder is coming over. I suspect all the green walls I have drawn are originals and can’t be changed without permission- you can probably tell by their thickness relative to thinner partition walls but it would be good to check. As Bobby said you need to know where the buildings soil pipes are because this will dictate where you can put a wc. There may however be more than one- I suspect your wc pipes go under the kitchen and exit near the kitchen window. 1- get the builder to tell you if there is any extra bit to the left of your kitchen window that has been hidden behind boxing- extra square footage is nearly always useful. Are there original doorways (2 & 3) that could be reinstated- look for telltale signs in the skirting board, flooring, hollow walls where an opening has just been boarded over, door shaped cracks in the decorating etc.
