Hi Everyone - I am in process of buying semidetached house and looking for your advice on following things.

Looking for Ensuite in the Ground floor
Open Plan kitchen, dining leading to garden

I am attaching my house plan.Any suggestions or advice would be great

A ground floor ensuite? So you want a ground floor bedroom, or do you mean a cloakroom?

In my opinion the way you maximise the value of this house is by restoring a traditional layout and making the entrance as impressive as possible. I would move the stairs all the way up the building to create as much room as possible at the back for principal rooms. I would make more of the attic level and I would have an upstairs laundry room in order to have a luxurious large hall which is probably one of the things that originally sold the house to you

Hi I think you should consider completely 'flipping' the space, using the grass area as your driveway/parking area, and joining the rest of your current parking/bin area to the paved area you already use for sitting eating. To show you what I mean, in the image below the new driveway area is in blue, and the new garden area is in red. I appreciate this probably means more work/cost in digging up and turfing some paved bits and paving some grassed areas, but to me the advantages are: a parking area wide enough to get two cars in and out past the other; it consolidates both the spaces you use for leisure into a single, larger area; your kids will be able to get to the play area by the back door, rather than by the front. This might be safer/more convenient; and if you built a fence between the red and blue sections you could improve security by removing easy access to the back of the house. Hi, If i may I would like to ask about the extension first: Why are you not building over the boundary with your neighbour. This would allow you to build the extension in line with the existing party wall. As you are building within 3M of the neighbours property you still need a party wall agreement. Judging by the single roof light can I assume the roof is pitched from existing rear wall to new rear extension wall. If the side wall moved over then it would help to make the shape of the room more uniformed. The return nib could also be removed with the inclusion of a post of approx size 90mm x 90mm. Will the extension roof be vaulted or will the existing ceiling run through into the extension? Will the new support beams be inserted into the ceiling void or will they sit down under the ceiling? It looks to me as though the brushes steel cooker hood does not suit either of the kitchen styles. The separation of the hood also breaks up the flow of the wall units which I find a bit distracting. The island seating seems to be facing the wrong direction especially as you have removed the posts now. If I was designing the kitchen I would want the space to work for me. Currently there seems to be a lot of circulation space which could be better managed with a smarter kitchen layout. I would look at the island and write down what I want it to bring to the kitchen. Is is a focal point, where will my guests be looking from the stools, will I be cooking or prepping food on the island, how does the kitchen triangle rule work with this layout. It may be worth considering removing all of the kitchen units on the wall adjacent to the lounge and moving the island up by 600mm. Then I would looking at the position of the kitchen units on the other wall and consider only having only wall and floor units to stylise the design. The american fridge would need to be found a space. Not much help but something to chew on.

Hi. Looks like a big plot so I can see why you’re struggling for ideas. Could you post more photos of the garden from different angles (You can post extra photos in comments.) Might help to generate some ideas. Where do you currently park your cars? What does perc stand for? With a large space like this I think there’s lots of possibilities. I’m guessing you’ll be getting landscapers in. Did a quick doodle and thought to use both x and y for patio and also a little path to an extra patio. Thought it might be good idea to make the most of both sides of the garden. 🙂

Probably best to put bathroom where original kitchen is, directly below upstairs bathroom to make plumbing easier. Does the garage need to stay? Maybe the kitchen extension could be squared off with the conservatory if you have the budget.

Something like this maybe? Green dotted lines show original walls

- Create a hallway/corridor but open up the staircase (I'm assuming it's enclosed)

- Peninsular kitchen

- Enclose front hall to make porch (good for keeping in the heat!)

Alternative with larger shower room.

You shouldn’t need planning permission as you’re not doing an extension.

You’ll just need to ensure new changes (new shower room) comply with building regs with regards to drainage and ventilation. And more importantly have a structural engineer access and okay removal of walls.
