A wooden piece in roof looks like broken.

Hi,

I live in a terraced property in East London. yesterday, I noticed a wood (close to gutter) is broken & hanging.

I am not sure if it leads to rainwater leaks into the property. Since it's summer I am thinking to proactively take of care of that.

My questions,

1) is it something to be fixed to avoid any leak issues? (or) not to worry about.

2) If it has to be fixed, is it possible to glue the broken piece with wooden support & few nails?

I could always invite a roofer to give a quotation. But, I just want to have some idea before bringing in the experts to look at this.

Yep, needs repairing or replacing. Looks like it might be rotting, so maybe your gutters are leaking (still spring here in Wiltshire).

Thanks Sarah. Can a roofer fix this & identify the leak in the gutter? I actually hire someone to do gutter cleaning every year. Is there any other maintenance I should have done to avoid this happening?

Hi - been there done that! Start again! OK I can see there is enough clearance below the door to allow a decent fall to be created if its not enough already. This can be done using pressure treated timber firings which are essentially lengths of timber cut and tapered to dimensions according to a plan such as my example below (I realise your balcony is much smaller but you should get the idea). My firrings plan and cutting list shows 3 drain points with the firrings mitred to created falls toward relevant drain. Your local timber supplier should be happy to cut these and pressure treat resulting tapered timbers which would be fixed at 300 centres max and would have 20mm min marine plywood screwed on to them at 150mm centres. OSB 3 roofing 'chipboard' which can come in tongue and groove form would also work, I just prefer ply. They need to be planned out so that the fall of the timber firrings sends any water toward the drainage channel (if there isn't one then create one) or to the edge of your balcony where the rainwater gutter will collect it. Then use RESITRIX - we used this supplier, but there are plenty out there.... http://www.rubber4roofs.co.uk/shop/epdm-rubber-roofing which is a much stro nger version of EDPM rubber and can withstand foot traffic as it is reinforced with fabric making it almost like a wet suit - its a fantastic quality product believe me!. You paint on a black primer on to the ply, then peel the backing off the RESITRIX and apply. Be warned - as experienced people (but not exactly specialist roofers) we managed to do this very effectively, but found that extreme care is needed before committing as once the RESITRIX makes contact its sticks forever!! this is especially difficult at internal corners. Only peel back the backing plastic off the RESITRIX rubber a little at a time as you need to hold it up off the deck to ensure it doesn't make contact in wrong place. two pairs of hands can help!!If you have planned the falls correctly so that the water is sent to the drain, you will now have that long awaited water tight balcony! Now Google 'tiles for decks and balconies' and you will find no end of options of special porcelain or ceramic tiles with plastic adjustable feet for each corner of tile which allow you to place the feet and tiles level on top of your RESITRIX flat roof with no risk of penetration pif the rubber. Water goes between the tiles as they are not grouted, just placed on the feet. Not sure if the tiles you have will work without cracking - you could test this by standing on one which is supported only at corners. by the way RESITRIX happens to be one of a range of flat roof solution I have used including Kemper liquid rubber system (which is reinforced by a fleece like fabric which is simply rolled out onto a bed of liquid rubber then soaked on top with more rubber) Messy but effective, a similar process to GRP. Have also used one piece EDPM rubber which a very competent DIY'er can fit. A very economical and speedy solution, but not good for foot traffic - although they are starting to introduce reinforced versions. We are actually going to use slate grey plastic/wood composite decking http://www.wpc-decking.co.uk To do this we will PLACE a new set of firrings on top of the completed rubber deck but also will stick strips of RESITRIX to underside of firings for protection. now we will have a deck that can be lifted for maintenance in future if required. These firrings are the opposite of the ones used to create the falls, which brings the deck back to level of course! In reality we will actually adjust to maintain a slight fall so that, and the gaps in the deck takes water away. A long answer - I hope that it helps! Best of luck! Without knowing the dimension of your room it's hard but I would suggest the following: Colours: keep it neutral, try not to choose colours within the yellow spectrum. Although you would think it would make it feel 'warm' they also have a tendency to make it feel quite dark. The room is too small to do anything majorly bold with your walls. I would be tempted to choose a slightly off white colour and use your pictures and a big colourful rug to bring colour into the room. Orientation: put your TV in the wall above the fireplace. Your sofa under the stairs and get two smaller occasional chairs on the wall the sofa is currently on. Also put your large mirror on this wall. The armchair you have could go where the TV is and be used with the standing lamp as a little reading chair. Windows: slated wooden blinds in brilliant white would look great. Lights: change the green to match the chandelier light, the rooms not big enough for two different lamp shades. Or at the very least a different chandelier? You need small tables with lamps on dotted around. Your pictures are hung a little too high to the ceiling. You might want to try grouping them together a bit more. This is just what I would do, but It's a pretty little room, it'll look nice whatever you do.

Hi Leila, I think Jonathan has hit the nail on the head with his comment, I know it's something you don't want to hear because you've probably already made up your mind about 70% to go with your layout design. I'm pretty sure it won't add as much value as another house with an open plan layout. As long you will accept the fact that when you sell the house in the future it won't be valued as much as another house down your street with an open plan layout then that is fine. Buyers will definitely think you done it on the cheap so won't want to pay the price you are expecting but you are expecting a certain price because you've done an extension but it's not an extension that people want unless it's at the right price so if anything, your house might take longer to sell. Of course there will be exceptions, people desperate to move into the area for schools, if you are in a very desirable street etc so you might be abe to sell quicker ( no-one can ever predict the market at the time ). An extension is a lot of money so best to try and get it right even if it means saving up for a few more years, it's not like deciding on a kitchen or bathroom layout out ( bath or no bath sort of question ) which can easily be changed. If you decide to go down the route of knocking down the back walls perhaps you could use the original window in the new back wall and also re-use the bricks that were knocked down to build the new extension? It might save a little bit of money and one of my neighbours has done this. I didn't think of this at the time and I'm pretty sure my builder took all of my good london stock bricks to use on another job as I remember he stacked them all up in a nice pile rather than put them in the skip!! Good luck, I'm sure a fab architect would be able to do some amazing design for you and we would love to see it if you follow your design :-).

Hi Rose, I would recommend talking to a structural engineer. "As far as i know..." is not a good approach when talking about something that could be holding up your house! Reminds me of a story I once heard... A few years ago a builder I met told me of lady he was standing behind in a builders merchants. She was asking a staff member about metal brackets but seemed confused about what she actually wanted, so he stepped in and asked her to describe what she wanted them for. She said that there were bits of wood clogging up the space in her loft so she had started cut them out and was looking for brackets to somehow hold the remaining bits together! Anyway being as shocked as he was he asked if anyone was still in the house and if there was she had to call them and tell them to get out! He went back to house with her and showed her that that her roof was already starting to bow in the middle. She had started cutting out the trusses holding up her roof! She didn't think they were too important because she thought they were too thin! She was still not really aware of how bad things were and asked if him he could fix it! Anyway a few structural surveys, scaffolding and many thousands of pounds later she had learnt the "As far I know" can't be applied to somethings in life.

Looks like your fascia board is rotten, and fell apart possibly due to leaking gutter

Easy fix , remove gutter , replace timber and paint
reattach gutter

Probably cost 150 -200 quid depending on labour costs in your area

Always ensure your gutters are clean and not leaking as can cause substantial damage to facade

Thanks Cannonja. That was useful. I hire people to clean gutter every year. But, How to ensure gutters are not leaking? Are there any tests roofer can do to test this? I am thinking to take proactive steps to avoid serious damage like this.

I have a couple of other properties. I am getting a lot of issues around roof leaking/damping & every time the root cause was something to do with gutter.

Proper installation is key, especially at union joints

When repaired pour a bucket of water in the gutter and check for leaks also check that brackets are fitted correctly and falls are sufficient

Gutters are conected via a union bracket. These have rubber seals in them to prevent leaks. Over time these rubber seals break down and let water through.

The rubber seals are shown here in black:

It is clearly visible that your gutters are leaking as there is a lot of white water residue on the union bracket. Compare your bracket with that of your neighbour. Your neighbours has no residue

Its also visible that the next joint along is also leaking but not as much. When gutters are left to leak for a long time they will eventually begin to cause decay elsewhere. Because the problem has been left for so long you will now have extra repairs to do on the soffit and facias. If left longer you will get birds nesting in your attic too as well as damp problems in the upstairs rooms.

Gutters, like everything else, have a lifespan. It's time to, at the very least, replace all the union brackets.
