Design Dilemma Dining Rooms Kitchens

Downstairs extension & reconfiguration help needed please!

I would like to create a large open-plan living space with kitchen downstairs and I’m really struggling with the layout / floor plan design. I am planning on a single storey rear extension of approximately 6 meters but am not sure how best to lay this out with the existing and what walls should come down to create the best usable space. Any help or inspiration would be appreciated

Hi,

I'd start by removing that toilet entirely. Seriously, what's goin on there?! :)

A 6m adition would create an enourmous space internally, so think if you need an utlity, maybe a pantry, new toilet and shower etc., so you wouldnt have to remove the rear wall entirely if you space these correctly. In terms of layout the options are limitless.

I think it's about working out what YOU need as a family now and as you grow or shrink over the next few years. You have a lovely generous hallway but it does give that very strange hallway. Is it about putting a wall from around this hallway to slightly shortern the entrance hall and then opening up the rest of the house into an open plan kitchen/diner with seperate sitting room. - yes the toilet needs to move, it does not deserve this prime location!

You might not even need the extension with your new 6x4 room to fit kitchen, diner and maybe sofa area.

I'd block off the kitchen doorway, giving you more cupboard space and not making it a walk through area when you're busy cooking, it looks fairly small so I think you'll need every bit you can get.. Open up the doorway into the lounge or have a door with safety glass to let light into the hallway. Good Luck with your extention, it looks excellent and I think the shape is fine.

Hi Minerva, I think your house has lots of potential. I really like the large entrance area but I also think moving the WC there would be a better use of space. I would take out the existing wc and replace that area with glazed double doors that will give you sight lines from the front door all the way to the back garden. I imagine your current dining room and kitchen are very dark and I notice you have the lights on during the day. The remedy for this would be to remove the load bearing wall between the two areas to create a spacious open plan area. I would move the kitchen to the back and add an island with bar stool seating. I would also have the living area at the back with direct access to the garden and remove much of the rear wall and replace with glazed bi fold doors. I would expand the under stairs storage to create a utility room and consider keeping the fireplace with a fire (gas or electric) as a feature of the dining space. I would also replace what is currently the kitchen door with a window seat and replace a section of the fence facing it with a vertical garden. I think this design would give you a four great open plan spaces dining, kitchen, living and window seat/reading nook. Overall giving you a spacious, light filled house with great sight lines throughout. Window seat inspiration:

Hello, As option 1 have you ever thought about creating the 2nd bathroom on the ground floor? If the wall between the toilet and the kitchen isn`t load bearing you could break through the wall and create a bathroom + a laundry next to it. In this case the kitchen would move to the back of the house as you mentioned, and the existing dining area will be the new kitchen with an island. Great idea to cut an opening between the dining and conservatory and to use that space as the new dining room. Option 2: In case you don`t want the second bathroom downstairs, maybe you can sacrifice a part of the loft area on the 2nd floor and create there an en-suite. Of course, this depends on the angle of the roof and the inner height of the room. The wall between the sleeping area and the new bathroom can be a partial wall (1,2-1,4 meter high), or a frosted glass panel or any room divider.

Hi Liam, when you start your home making journey, there are steps to follow; big steps and little ones in between. Getting ahead of yourself is risky and potentially costly.

Houzz is an amazing platform and you can get some incredible, valuable advise here, but in order to solve the problems you need to ask the right questions. If you focus too early on what the solution is without properly identifying main problems you will probably end up with a bad design.

Take your time with identifying core issues. List the problems that need solving. Is your space practical, is it functional, is it light, dark, warm, cold, too big, too small, too messy, too busy? Is it connecting or is it isolating. Is it interacting, is it supportive of your life. How do you want your house to serve you? Is your house supportive of your and your family lifestyle? What user experience are you trying to achieve?

It is the function of the space that will make your design successful. At the moment your possibilities are endless.

Prepare your brief well and then hire a professional that will help you find solutions. You can't do this on your own.
