Comments (3)It might help to post the original layout and what your aims/needs/dreams are with the renovation so the wonderful community here can provide feedback. The plan you have posted seems to work well - the kitchen and dining space are well connected, with the dining having enough space to travel around. The living is spacious but not 'in the kitchen' so it's able to provide a restful space away from anything happening in the kitchen. A full utility /mudroom with storage. An office that is able to provide a space away from the rest of the function areas, especially useful when WFH is needed. Enough WC's in places that don't open out into living areas. Comments (14)Yes - reduce the utility width but lengthen a little - so the washer dryer could be stacked and storage all along the wall forming the hall. Instead of a swing door to the WC, a pocket door would save having to allow for the swing. The study could be open at the entry area or alternatively be a more of an upside down L shape with pocket doors meeting at the corner, to try and avoid a closed in entry area. In this front area - maybe reconsidering if solid walls are really needed - could it be glazed? or simply a partition of some sort? to try and avoid the hallway with rooms running off as is the usual design. Seeing the other floors, was also thinking the utility & WC could be placed beside the staircase, i line with the other floors - with the WC fitting under the staircase - which could free up the whole rear to being open living and the front to the study/reception. Comments (7)My suggestion would be to add a stud wall in the centre to create your lounge in a more useable shaped space and then open plan the kitchen / diner. We are finding that around 60% of our projects are now kitchen/diners, usually with a bifold door opening into the garden so you can bring the outside space in. Many of our customers are opting for a sofa and tv in the kitchen area, so it’s a living space too, but also it’s nice to have the cosiness of a smaller lounge that can be shut off to watch films etc. if you are planning to extend at some point in the not too distant future I would get the stud wall in and make the lounge as you’d like it, but wait for any kitchen work until you are ready to extend, or you’ll end up doing it twice....See Morereconfigure ground & first floor extension ideas
Comments (4)Hi Alison, I think with such a large project you should definitely be looking for someone to help with the planning phase. A concept planner or interior designer is probably the cheapest way - obviously, I can't talk about everyone's rates. My clients usually then find they have an idea of what they want and what's achievable, from a variety of options - which can then be taken to an architect. This generally cuts the costs of redo's down (and the package you need from an architect). There are a few tweaks I would make to Jonathans but this is definitely a great design to look at in more detail. I especially love upstairs and everything he has managed to get in as well as taking the garage to add a utility room and the office which is a really practical use of the space if you are converting. I am imagining the step-in at the back is a little like the garage and is there due to the boundary lines - so can't be changed. This means that the extension would be going across the existing back of the house. Maybe it is worth looking at if you can add a porch to the front too....See MoreNitul Pancholi
