Help with leak please!

Hi. My study (former garage) wall faces my neighbours garage wall. There is a very small gap between the 2 walls and due to a faulty gutter pipe (I think) lots of water has got into the gap and I have water stains on the wall.
Since these stains first showed, I have had the gutter repaired, 3 weeks have passed and we have had a heat wave but the wall does not seem to be drying? For the last 3 days I have had a dehumidifier on non stop and it hasn't made much difference. This leads me to think the water is still sitting in between the 2 walls. I tried to drill a hole to see if any water would come out but my drill bit wasn't log enough to go through to the other side (the hole can be seen on the bottom left on the attached pic )
I have enclosed 2 pics which were taken 3 weeks apart. The white blob is the result of the paint which has peeled off.
P.s. Since the gutters were fixed a very small wet patch is showing on the bottom right hand side. I'm hoping the gutters are actually fixed as no other new damp areas have come and we have had a fair bit of rain but I'm not too sure as we have this new wet area.
Any help would be very much appreciated!

Kam,

I think the wall is drying out. It will just take time to dry completely. There may be a batten fixed against the wall around the plug and therfore this is in contact with the wall behind. The dumidifier will help pull the water out provided the entire room is sealed. The picture shows signs of drying out, so juat wait and I'm sure you will have a dry wall in time.

Thanks Rowland. What's your thoughts on the new specs of water appearing since the gutter was fixed? Is this likely to be new water or could it have somehow got there from the existing water which was in between the walls?

Hi there, sorry to hear about the problems you've had. Ashton's have given good advice, and the flex-seals are a good option to reduce your risks of leaks further. I too would be interested to know what tray you used? The quality of trays can vary hugely, and over the years we've narrowed down what we use to a few suppliers we trust. It is not until you come to fit or, indeed, still later that you find that "bargain" was actually an expensive mistake. I'd echo mayfly's advice too - by splitting all the elements of your bathroom (different products from different suppliers, different builders/tilers etc), you leave yourself open to escalating problems with everyone blaming everyone else. If you go to a single independent, they'll put together a package based on products and tradesmen they trust, and if anything goes wrong you only have to deal with one company, and they'll normally move heaven and earth to fix it. And their tradesmen & suppliers will move heaven and earth to sort it too - they won't want to risk losing all that repeat trade where they might walk away from a single difficult job. It might look as though the up front price is a little higher than doing it all yourself, but when things go awry you may find it is a false economy. I hope you get the problem sorted and good luck with the kitchen too!

I think it's a leak as well. We had an almost identical problem in the kitchen, less than a year after complete renovation; it took another year until we had it sort it because the builder argued it wasn't his fault and wouldn't show up to have it fixed, etc. In the end, he finally came and I wanted to kill him: the pipe connection for the outside tap hadn't been tightened enough and it was dripping... all he did was to rotate the valve (or whatever that's called) and it was all sort it... ahhhhhm!!! Of course, we had to put up with re-plastering, waiting to dry, painting, etc, the whole thing took ages... So, whatever you do, don't leave it for too long, unfortunately it's only going to get worse.

Hi, we recently had a similar leak from a washing machine a couple of months ago; turned out the blue valve wasn't tightened properly and so water would tap out during use....it was only when the paint in the neighbouring room started to yellow and peel did we notice the issue. I'd definitely get a plumber or who ever fitted it to come take a look. Hope you can get it sorted.

Hi Emma. No expert either and sorry if I’m being the bearer of bad news but it looks like you’ve got that spray foam insulation on the underside of your roof tiles which can making roof tile replacements very difficult as it sets rock hard. As you have a leak and water is getting inside the roof void then this can also create extra problems as the water vapor cannot evaporate as easily and therefore create damp conditions which (in worse case scenario) can lead to rotting timbers. With regards the bodged aerial cable then I think Sonia is right and that it should be tacked to exterior and come in through the wall. As to repair I’ve no idea but I’d definitely get an opinion from a professional roofing firm. However a friend of mine managed to bodge a repair by inserting some sheets of lead in between the tiles, not sure a roofer would recommend that tho :)

I would unplug all those items in that socket as water and electricity do not mix.
