1950s bungalow loft extension advice

We moved into a 1950s bungalow which needs some renovation, a couple of years ago and are desperate to add some much needed space. We would love to be able to go up to take advantage of views of the garden and spaces around but only have a budgte of £50,000. Any ideas or examples that anyone would like to share? Thank you

Depending on the size of the bungalow and how easy it is to extend upwards, and where you are in the country your budget sounds like it should be possible to go up and create the additional space you need.

Because your needing to save some money for the project: I'm thinking unless your in a great area, your possibly putting too much into higher end elements and features. Because after all it is still a semi detached bungalow and your not planning to stay forever. If I was downsizing, I'd be after more living space. But of course you could have the option of using the larger bedroom for a separate lounge. If you were considering that option I'd leave the fireplace there. I think the finished house is still not enormous so I think 2 entries are sufficient. If your sure you need a separate utility, I'd look to combining the WC and utility. I have never priced up windows and doors in the UK but I'd expect that you could go double glazed and maybe even consider (everyone's favourite :I ) a not so ugly version of the plastic windows, if they exist. All the elements and the plans look really nice (except the smallish living space), but to get it into budget I think you'll need to downgrade some of the more higher end elements. There was a bunch of high end elements to my house that I renovated that was really a waste of money. For example, I sprung for a lot of beautiful aluminium framed windows, way more than I really needed, but they looked great in the design. So then I ended up with a really hot glass box which I had to spend even more cash to control the light, privacy and heat. Good luck with it all!

Hi. I like Jonathan's idea but if it were mine if do it a little differently. I'd make the top of the garage a small utility (I think there's just about room?!) as I think most people use garages as storage nowadays. I'd make the bedroom next to the hall a little bigger so move the front door and room door and make that bedroom a snug as I think people tend to favour living space over sleeping and not many people need a 5 bed home. Based on the door size it just looks too small to be used as a snug/lounge now and personally I'd want a separate room if going open plan living. Is there a reason however that you want to move the stairs? i also think it's important to have a decent size hall in a property of this size

Hi @Emma CW If it's any use as a very rough comparison, you can see our project here: https://www.houzz.co.uk/discussions/5865541/utility-kitchen-design-feedback As we've come closer to obtaining quotes (planning with our council took 6 months due to Covid delays), it seems we're likely to be looking at £125k (or about £2500 per square metre), excluding kitchen. Our U-shaped kitchen, which fills a space roughly 4.5 X 3.5m is looking like an additional £20-35k fitted (range based on direct-from-manufacture web retailer, to bespoke local supplier), with mid-spec appliances and sourcing our own quartz worktops. No idea how one might get a high spec kitchen for £5k as suggested by Base 2 (- appliances alone could easily cost this). Do note that we require demolition of two existing structures and we have limited side access to our property (i.e. little room for machinery to excavate foundations). Of course, interior furnishings, landscaping and contingency costs will all be in addition to the above estimate. When we went into this project, after reading years worth of home building/renovation magazines, we thought we'd be able to realise our plans for under £100k. Unless we were going to actually do the work ourselves, it quickly became apparent this wasn't realistic when ringing around for quotes on some of the big ticket items (e.g. glazing, kitchen, groundworks), so my main advice would be to speak to your architect/designer about probable costs based on comparable projects they've worked and ask a couple of local builders to give you a rough guide from your plans.
