3 bed semi extension

Hi all,
We are in the mix of trying to design our extension for a 3 bed semi.
We want to try incorporate open plan living, downstairs toilet (shower is a bonus) utility room ideally with access to the garage.
In the attached plan below it doesn't quite fit that spec and we ideally did not want to cut into the open plan space.
Really appreciate any thoughts or if people had similar issues how they resolved them.

Who did this plan for you?

Did you get a few options, when I approach layout planning I begin with the existing plans and then work from there. I see what I can fit within the space as it is (you'll be surprised what you can do with a re-gig) and then I add extensions sizes (permitted development and so on) until I get what the client needs within the space. We then generally create this in 2D and 3D so you can get a real feel for how the space will look and feel to navigate.

Is this the sort of thing you had done to give you options for this space?

It is easy to do yourself too on grid paper which you may find helpful to help plan and see what is achievable.

Is this the plan of your space? ...so we can look at what you are actually dealing with in your specific area.

Hi. I'm not sure if you're keeping existing furniture or not. I would do as OnePlan said and swap sofa and table. Have your table against the wall with a banquette or bench to keep a feeling of space. Consider an integrated WM and TD and use the TD space for storage and then flip either one or both storage cupboards in the utility to open into the open plan space for toy storage. If you're buying new sofas I might lose the straight sofa and have a chair in the bottom left corner and have an upholstered footstool for extra seating when needed. You could then have bifolds doors so you can open up the whole space for entertaining. The doors could be glazed to give the feeling of space or not to hide anyway any mess. Out of interest what's the distance between island and sink units as it looks quite tight by eye?

I would extend to sunroom at the rear for the whole width of the house and make a large open plan living/dining/kitchen that starts from about the line of the airing cupboard. You will get some more space for bedrooms 1 and 2 and might have space for utility room on the side as well. The stairs to the loft should be in the open space. Its hard to tell from the picture but perhaps worth considering moving the entrance to the house through the side? around where bedroom 3 is now and straight into the open space. This way the whole entry hall is used to make the two front bedrooms bigger. this of course only if the side of the house is wide enough and nice. Ah that's better looking at that plan. Couldn't see the larder unit or wall units. Love larder units as they hold so much stuff. Sometimes in the corner the Lemans (at least to me) are a waste of money and space. They just seem to take up lots of space in relation to the storage they offer.

Ha ha, I did wonder if that was the case. Planners might deem it overkill if we went out at the side as well as up and it would be on the boundary wall with the neighbour as well. Maybe if it was only a the end section it would be ok but I'd have to ask the planners The issue is that if we built into our driveway then we couldn't have a garage - not one that useable for cars as such. It's not a wide driveway so the garages are all set back into the garden (the owners of this one have removed it so we have to put one in anyway!) I guess it doesn't really matter as long as we leave enough drive behind the gate as I only want a garage to convert into a workshop I presume the value of a garage is really just about having a useable outbuilding??

Switch the toilet and utility room around so you gain the access to the garage via utility room you could also opt for a stackable option for the utilityware therefore space saving you will be surprised how well it works in limited spaces

How about doing something like this with utility/bathroom instead? Can reduce the utility more if you want to squeeze in a shower where the sink is shown (sink would then go on left wall between toilet and shower). Washer/dryer in the deeper utility spot above the bathroom. Pantry items on left at kitchen end and shoes/coats/bags at the garage end.
