Comments (2)Hi Pips_P I totally agree that a larger family bathroom is a good idea. I think that a four bedroom semi with an existing master-suite in the loft would benefit from a large, nice bathroom, not only for resale value but also to benefit the lifestyles of the average family. A family with young children will enjoy the benefit of the shared space and a nice, large, walk-in shower will help any grandparents staying over and teenagers. I did a quick arrangement for you on the attached image (I love space planning) and I just proposed what i would do if this was my place. It is just a quick additional idea for you and I hope it helped you think in a different way about the possibilities of the space. Just a note - I have built out and straightened some of the walls to hide pipes. The walls will be thicker for this reason, but the end result will be much sleeker without all the boxing out. I also hid a mirror cabinet above the sink and showed a fake panel in front of the riser to ensure that if you do chose to do something like this - use the whole wall space and hide the boxing behind the mirror which is just a fake door to the 3 barrel cabinet (I hope that makes sense). I also moved the first floor window over fractionally into the shower room for the guest room. This will be a minor amendment to your planning and shouldn't be an issue for overlooking as it will be obscured anyway - always call the council and double check). Think big! Comments (13)Flip the stairs 90 degrees so they are on right hand wall (ie you walk through door and go straight ahead up the stairs) Turn the remainder of the living room into a small snug, with a door to the rest of the ground floor. Extend into your side return and create open plan kitchen/dining+ seating area if there is room. Open plan area would replace what is currently the sitting room, kitchen and side return. Keep the utility you want at the end. Upstairs - front bedroom loses a little width because of new stairs but can be widened the other way, creating a better proportioned room. Small landing with access to other bedroom and bathroom. If you want you could build up your side return extension to a 2 storey to create more room for the bedrooms upstairs. Comments (1)Hi Louise, It's always a good idea to go full width, but people often go only half as this is the only way the extension can qualify as an approved development. F.ex if you have a smaller garden, your new extension can't steal too much of that space without a full planning permission. The other obvious reason is of course the cost. If you have enough garden space, a 3m extension would fall under permitted development, so as long as you convince the planners on this, you'll have one worry less. Comments (5)Hello Amar, Who did this plan for you? Did you get a few options, when I approach layout planning I begin with the existing plans and then work from there. I see what I can fit within the space as it is (you'll be surprised what you can do with a re-gig) and then I add extensions sizes (permitted development and so on) until I get what the client needs within the space. We then generally create this in 2D and 3D so you can get a real feel for how the space will look and feel to navigate. Is this the sort of thing you had done to give you options for this space? It is easy to do yourself too on grid paper which you may find helpful to help plan and see what is achievable.
