Has the toilet been re positioned? l

Is the toilet waste pipe behind the bulkhead and exiting to the left of the window.
Does the bulkhead go from the toilet around the shower and the bulkhead is under the cushions at the window.

Hi Mary,

Thanks for getting in touch. The right hand wall was built out to conceal all the services and hide the pipework.

Hello Lucy, Yes I think Minnie's idea of office in the end small space of the living room is a gr8 idea.. It makes use of what is otherwise an awkward space.. Any way to take out the two walls 1 between living and dining, so you have a completely open plan area? And 2nd between kitchen and dining? May lose 2m on that bit of wall but it's long enough for a galley kitchen on the far wall. This would make for a nice flow between rooms. The door going into the study could (if a divider was put in).. walk in to a tiny loo/cloakroom.. with window.. If just over a meter wide could be achievable.. Back to wall loo and shower if wet room style.. Then put another door in at other end for the pantry/utility.. Would be big enough for a walk in pantry/storage. Or you have the door opening from kitchen side.. Think this could still be achievable as you still have two sides for kitchen.. Do like the two french doors in both kitchen and living room gr8 for entertaining.. Going to be fantastic! : ))

I think there are pros and cons. I agree it would be a good idea to look at the living room layout and how much seating you want and where you want the tv. Whilst I agree it’s lovely to have a view from a front door through to the garden for example it’s more just a glimpse as you’re passing through. In theory whilst you’re sat on a sofa (assuming it’s on that top wall) carrying out whatever activity will you actually be able/want to see through to the garden? Plus I’d consider how many daylight hours are spent in the living room. If you do move the door I’d be tempted to put an L sofa on the fireplace wall and then you couldn’t see out anyway! Reducing the breakfast bar does look as if you could swing the table the other way though and thus move the door over a little. However in reality the kitchen door is likely to be open at all times and you’ll still have that view out. i don’t think I’d bother, just get some comfy dining chairs to make the most of the garden view. I might also be tempted to keep the fire as a focal point unless you add a tv wall with bookcases etc instead. Hope my ramblings make sense 😂

There you go. Kitchen, starting left to right: side panel, 60 dw, 60 sink, 3x 900 drawer with hob centered on last two, no upper units as you don't want to block light, but a shelf (20cm deep) with lights in them would be nice. Then tall units with oven, utility door, fridge, shallow unit (and upper) next to it for making drinks, on bottom wall some more units for storage. Play area and wide shallow shoe cubbies next to the backdoor. Dining table no wider than 80cm. Island with 2x 80cm drawers on kitchen side, on the 'kids side' shallow units for toys, crayons and games. Shower pan in drawing is 70x90cm, toilet needs 80, sink requires about 70cm.

Hi Clare, Looking at the image, there certainly isn't a huge amount of space from top of tile to bottom of window. But that, to my mind, isn't a particularly convincing "excuse" - that would suggest the contractor has done what was easiest, cheapest and most expedient for him, rather than reprofiling the sill to do a more professional job. Again, I would have expected any contractor to flag that during the build before tiling. That would have given you an opportunity to discuss the pros & cons of the different approaches and make a decision. If it were unforeseen and only came to light once the room was stripped out, I would have felt it reasonable for the contractor (if done at that stage) to request a small additional payment to cover a little more labour and any minor materials, had you indicated a desire to have more of a slope or to perhaps have had a solid sill installed. But puddling at the back of the sill really isn't ideal. The other aspect that leaves me suspicious is that it looks as though the sill has been set at a height whereby there is an exact number of WHOLE tiles in height from resting on your shower tray to the bottom of the sill. It is most unusual that spacing falls like that! Normally I would expect to see the tiles lust below the window trimmed around it. It may be the contractor couldn't be bothered to do so, so has packed UP the window sill - again a short cut - but you could not know this without taking it apart. And it just might have been the tiler got lucky and everything aligned perfectly...
