Total refurb and need help with floor plan! (going in circles here!)
Comments (13)Thanks for your help and advice- all really useful and helping me sort the confusion of what I need and want and what is and isn't possible. The skinny space is the kitchen now. It's not ideal as of course is very small and narrow so can't house much. But I like that it's just off the reception room and. It quite in it! The kitchen houses the boiler currently and all pipe work there for oven and sink etc so I know this can be the kitchen but just worried the space is too small. My original plan was to keep the kitchen where it is but rehouse boiler and put washing machine in the toilet. The toilet would go in the bathroom but of course now that's not possible I need to put the boiler and washing machine somewhere and if back in the kitchen then I lose so much space. Could such a small space work? I need to rule out this ideal by speaking to a specially that deals with very small spaces. Any recommendations please?...See MoreNew floor plan ideas needed
Comments (10)Hi Pete. Firstly i'd establish what the walls are like in the Conservatory. I'm guessing that it was just an ordinary conservatory that's had a 'proper' roof put on it. Thus, as per Jonathan's plan, this would remain a separate entity unless you re-build it as an extended area, due to the walls being insufficient to knock through because they are single skin. If you have the budget for a proper extension, this may mean knocking down the conservatory and starting again, as it could prove to be cheaper, you'd need to get a builder to have a look at it. Your second design may well not be possible due to the position of the drains, which are undoubtedly out to the right. Do you want to keep the shower room? It would make for a better layout if you could convert it to a utility area. Comments (5)I’d say it be a tight squeeze to fit in a 2nd bedroom. I’d put the bedrooms together and the lounge and bathroom in side return. Maybe leave a courtyard for light for the kitchen and 2nd bedroom? You could maybe open up half the wall between kitchen and new lounge. Just throwing out ideas! Comments (1)Do you want to keep your garage? If not, you could incorporate that into the house to provide a nice big hallway with access to front lounge as well as to the kitchen, as well as having storage space. There's a few different ways to reconfigure it, but all depends on if you can lose a garage. Other option would be to put up a partition wall in the front lounge to create a hallway that is separate so you're not walking through the room itself - simplest would be to create the new hall on the right side of the lounge, following on through from the existing entrance hall and straight into kitchen. But another option would be to put in a new front door where the current lounge window is and make a hallway from there into the dining room - you lose some of the window/light into the lounge though. Would knocking through between kitchen and dining give you enough space for open plan kitchen/living dining - the living area might have to be more broken plan into the sunlounge? Patio doors from dining area into garden seems an obvious answer. It might be useful to post what the architects have come up with and why you don't like their ideas....See MoreDavid
