Tricky downstairs layout - How would you create a good flow?
Comments (12)Ok - been mulling over this since I glanced at it in my lunch break .... Dependent on lots of structural things obviously - and only if it's a two storey not a three storey home ... Here's a bit of a suggestion .... A = tv snug with best views and wood burner stove B = study area / play storage behind sofa C = fab dining area with glass doors leading to kitchen and hallway hopefully brining some extra daylight in - but huge fancy lights over table too !! D = slightly re-jigged kitchen with island E = triple sliding doors to reveal laundry and folding shelves / extra pantry storage F = downstairs shower room G = adult lounge with fireplace - more of a talking entertaining area - so no tv. ( use iPads !!! Lol ) Hope it gives some ideas ?! [ marketing note - this is an example of the sketch consult service OnePlan provide... Comments (2)That’s exactly what we did. We are in the trade so it makes it easier. but we made our own carcases to a custom size and then made the doors to go on them. We had a leak in the main bathroom so had to pull out half of what was already in there, so took the opportunity to change things around and swap the colour of the doors at the same time. We managed to get a space for the loo roll and 2 small doors on in the corner so they could open without knocking the toilet pan. Here’s mine...See Morewhat would you do with this layout?
Comments (11)Hi, very far from a pro at this but have had a little idea. Unfortunately 25K isn't much at the moment with regards extensions and refurb jobs. But I think with a bit of DIY this might be possible. Knock through into garage and create a kitchen diner at the front and side of house. Leave a little space at the front of garage so can still put bikes etc in there. If budget allows stick some velux windows in this roof for light. Blue on picture indicates sliding doors so can look onto the garden. Red area becomes a downstairs loo and utility area (plumbing is already here therefore cheaper and if you are happy having the sink for kitchen near where the red arrow is (but in green area) that would save money/time when fitting it all. Current dinning area becomes a snug/playroom with again sliding doors to garden. Can make a nice wrap around patio later on to link both sliding doors....See MoreWhich extension layout would you choose?
Comments (8)i think i would keep the hallway to kitchen and keep the separate reception room as it is - then it can be a messy playroom and you can close the doors and don't have to walk through it every time you go to the kitchen. i'd try and widen the hallway a little though to allow for recessed shelving along one of the walls so it becomes a bit of an art/books display area - to there's something to look at along the way, but it's 'within' the walls so it's not feeling like it's taking up space. see attached photo for the idea. also, i'd combine the utility and shower room (in your first option) to create utility/pantry - if you could divide them that would be great, but not sure there's enough room - have doors on cupboards in pantry area rather than open shelving and that will contain the visual mess and also keep food away from 'wet mess' from utility. then i'd make the proposed study into shower room. if you really really need a study spot, use a corner of one of the reception rooms to have a desk which can be tidied away at the end of the day. you might even have enough room in the utility/pantry for a bit of a desk there - if it's just for sorting mail etc - basically you're gonna live in the utility room!...See Morepauldrowan
