layout help please, no idea how to decorate this space

I am stuck, I cannot figure out how to layout this space please can someone help me out with some suggestions or recommend an expert they have used for a similar project? We want this to be a more formal sitting room as we have a snug elsewhere but will want a tv in there somewhere and will have an office up on the mezzanine. Any suggestions at all are really appreciated, we moved in 3 months ago and are now ready to decorate in here and I am completely stuck, no idea how to do this space justice. (Please excuse the furniture stored in there temporarily)

I think the problem here is the door next to the fireplace. Wherever you have an access, you create a corridor of movement which can sever the space and make it difficult to position furniture. It appears that your main entrance is via the unmarked rectangular area between the kitchen, living room and utility room. If so, I would block up the doorway next to the fireplace and if possible knock through from the kitchen to create one large, zoned open plan area. This will then enable you to unite the kitchen with a dining area and zone off the living area with the demarcation broadly in line with the staircase. I can see that there is a large space beyond the kitchen but you don't identify this. Is this is the current dining area?

Alternatively, you could create a separate reception room. Either way I would get rid of that doorway next to the fireplace. This would enable you to construct two built-ins on either side, which will balance the fireplace and also provide storage, and position two parallel sofas facing each other with a table between them, or one L shaped sofa with chairs opposite and an occasional table behind - the space needs to be defined and there are a number of options here.

I presume this is a converted chapel. It's a great space with a lot of potential.

Lovely big space, i would have back to back sofas in the centre with a console or table for lamps between. The widest sofas that still allows access across to the staircase and through to the bigger area with fireplace.

The area under the mezzanine could have a tv and two additional armchairs facing each other and the bigger brighter area perhaps three sofas in a u shape.

In some ways it’s good to have such a large TV. Let’s face it you are sitting a very long way from it in your lovely big room! You are wondering how to make the door end of the room look used. I think we are talking trade offs with the design here, in terms of cost and layout. If you can spend a bit of money it might be worth investigating how to design a new fireplace that incorporates the TV. Sounds horrendous I know, but because you have a large tv it might work, though you’d have to be VERY careful about balance in the positioning and get specialist advice on insulating the tv from the heat from the fire. You also need to consider how much time you spend watching tv and if the upwards angle of view might give you a stiff neck from where you place the sofa...BUT... this would enable you to bring Carolina’s room layout back towards the door, making the room look more occupied, you could then also use celery girls idea to put a sort of separate more intimate seating area in the bay window - two statement chairs and a little table, maybe flanked by a pair of enormous table lamps in front of the curtains to fill the corners and highlight the curtains at night.

You've got your mind made up already, am I right? So mostly for fun I puzzled to get some beds and closets in there, plus 4 somewhat functional ensuites. Room 1 is the master bedroom, with a double sink and shower, plus a decent amount of closet space. Room 2 and 3 for the kids, perhaps one bathroom with a tub. And room 4 could be a guest room or a study.

Well! I bought the tiles online and they were on a wall.. However, i Now wish I’d put them in the floor.. as it is. I had planned to paint panels Little Greene ‘Hicks Blue’. But once they were up, I thought white was best. So, the wall above the panels is a lightened down shade of Hicks.. lol! Hi Joanna, There's a few different layouts possible, it does depend on the size of your family and lifestyle to get the best option for you. The woodburner would make a lovely feature in the snug so you could add a partition wall to close this area off or leave it open plan. Large bifold doors to an open plan kitchen/diner would work well next to the utility room, which also saves costs of moving the utility and WC (if they are already existing?). There's more than enough space in the kitchen/diner to add a small pantry and island if that would suit your lifestyle? You could add a concealed cupboard for coats and shoes in the kitchen area when using the back door, but I would add more storage near the door to the entrance hall, for usage of the front door too. Best of luck with your project and hope you find a layout that maximises your usage of the space.

I feel that the current access through a back hall disconnects this room from your home and isn’t a grand enough approach for this spacious room. Assuming there isn’t an equally grand main living room elsewhere I would want this one to be better connected with the kitchen and so would create an aperture directly from the kitchen and then put a dining table in the first area (with the mezzanine above) and then put two sofas in the fireplace area in an Lshape (because that better disguises the fireplace being off centre). I don’t think you need to block up the door to the side of the fireplace you shouldn’t use it.

Upstairs on the mezzanine I would have a TV area and whatever furniture you can get up the spiral staircase which will likely be a modular sofa and chairs.

I agree keep the door to the right of the fireplace…perfect spot for a christmas tree with the lights reflecting back for added sparkle…the reason the fireplace is off centre perhaps!!

Thank you everyone this is really helpful. We have a large kitchen diner and then snug / sitting room and playroom beyond so this is really an occasional sitting room for us when we have family over etc.

I like the idea of a tv area under the mezzanine and a separate sitting area in front of the fire.

I’d treat it as a room of two halves given the different feel. make a seating area with a couple of sofas in the light high ceiling part, maybe with the tv to either side of the fireplace. Then at the back darker part I’d put something that matches your families interests - a bar area for drinks, a table for jigsaws, crafts, kids area?

It would look really good if the room is painted off white. because it is an occasional sitting room, you could panel the walls or just the fireplace. it would add a cohesive finished cosy feel to the space.
