Smaller Homes Renovating Design Dilemma

how to refigure one bedroom ground floor victorian flat london

Hi all,

After about 37 viewings i’ve whittled my options down to the 2 properties below. I was just hoping there was a way to add a small bedroom to either or if it would be easier to add it to one or the other. I’ve spoken to the estate agents and one freeholder is not willing to sell the freehold and the other is getting back to me so an extension may not be possible. I have a budget of around 30-40k.

Any help is appreciated.

It's hard to say for sure without more information but each looks like they could have potential to create a second bedroom, depending on the size of the bedroom that you want. It could also be done without an extension to each, again depending on the size of the bedroom that you want to create as well as the size of the reception room and kitchen. There is definitely the potential to create a second bedroom of some sort for both of these properties, with or without an extension.

Not owning the freehold is likely to slow down your project and add an extra step of gaining permission for works into your project so if all else is equal then you will find it easier to make the changes you want with a property that you own freehold of. You could seek assurance from the seller that they would grant you the permission to do the works you want, but it might be difficult to hold them to it later if its not a written agreement with drawings attached to make it clear what has been agreed.

I've just cobbled together a quick plan for you and then on re-reading OnePlan's suggestion above I realise its the same thing so apologies for that. Wasnt trying to copy. If you have more accurate dimensions I'll happily put together something a bit more accurate. With this plan you lose a bit of space from the front room and the bedroom but you turn the flat into a 2 bed, great for when you come to resell. To get light into the bedroom you could have a frosted glass panel in place of the existing window and as long as there are rooflights above the kitchen then the bedroom will get some light but its not going to be a great sunny room.

yes, as much as i could really figure out some of the dimensions, which are not mentioned on the plan and taking into consideration inaccuracy of the estate agent plans. all need to be triple checked, but it looks more or less possible. the bedroom are quite small, but with a clever layout can work nice double berooms. bathroom either 1600mm bath or a large shower. the worrying part is how far the waste pipe and what is a big black square in the kitchen and is it possible to remove it> the programme is not letting me to export the dimensions visible in one go (i need to work on that), so posting in two pieces. i am sorry :) the things are not accurate, but are as close and as logical as i indestood.

To me, a 3 bed with bathroom on the first floor would be worth more than a 4 bed with bathroom on the ground floor.

I think that you may be looking at bigger rooms in other properties and imagining something that’s not achievable here in the same way. Without the measurements I can’t exactly tell how the room sizes compare but it appears that the new space is likely no bigger than the living room and kitchen in the original flat but you are wanting it to be better. I will concede that an extra bedroom does add to the resale value significantly. But you have stated that you are imagining a kitchen and an island and this takes up space. A kitchen run against the wall, a 1000w walkway, a 1000 deep island and 1200w space behind the island for stools will leave only a 2m wide space for your living room and you are looking to reduce that further with a fake fireplace and bookshelves. Even if you reduce the size of your walkways and islands to bare minimums this is still too tight. This is without any doubt a compromised space. And no amount of looking at pictures of very wide rooms will make this 5.9m wide room bigger. Your options are to have a sh&t living space, reconsider the island or to make a compromise on bedroom size and move the bathroom. Personally I would have already made the decision and that cornice would already be forgotten. Don’t forget that you can have replacement cornice made and installed so you can still have pretty bedrooms even if you move the bathroom.
