What is the most cost effective conservatory replacement?

I have a 30 year old wooden, single glazed, 5m x 4m conservatory that needs replacing

Obviosuly too hot in summer and too cold in winter

We need an all year round useful room

What is the most cost effectve replacement?

A garden room. Here is mine. It has 2 sets of bi fold dlors to open in the heat. You could have a verandah but the sides would be open. We use it a lot especially from March to November

Hi Anita, thank you for your lovely comments. We do not use green oak on our orangeries based on the fact that the timber will move too much when it is exposed to changes in temperatures (heating internally) in this state and could cause breakages in the glass or encourage leaks. Instead, we season our own oak (allow the timber to dry out naturally) and select the most suitable timbers for each position, obviously it is a natural product so it will still move but it will have a lot less movement due to the fact the majority of the moisture in the centre of the beam should have already dried out. Hi Tommy, good choice to ask the forum - you should stay away from architects who are not attentive to your needs... I think that you can work with the size of your current conservatory. Just Re-design the kitchen layout and remove the wall that divide the kitchen from the dining room. Your dinning room could be the where the current conservatory is so that you could take advantage of the light. Make an opening between the sitting room and the current dining area, that way you can have a bigger family room and get the feeling of a cozy space. Thanks Lizzie that looks great. I have to say though I need to be convinced on the orangery type of extension as our last house and this one has a got a conservatory and our previous one had one too and I'm not a big fan (the usual too hot in summer, too cold in winter, too much glazing etc! I can understand it's better but would be concerned about having the same type of issues - presume yours is ok? Man about the house - thanks for those drawings. Interesting you have done a seperate utility room - was hoping with all the extra wall space to have them down the side. Is there still a preference to have a seperate utility room? Maybe I need to go bigger!

Hi, New to Houzz so forgive me if i'm doing this wrong...Thanks in advance. We bought our new home for what it 'can be' not what it is now and are currently having plans drawn up for extensions and replacing the old conservatory. Although we're paying architects for their service, it's always great to get second and third opinions, especially when spending so much money. We are looking for an estimate of the build costs (up to plastered walls, floors and electrics including UFH in extension) and suggestions on where we can save money doing some of it ourselves with basic DIY skills. We are not including bathroom a kitchen supply/fit at this stage as we have 'mates rates' so are budgeting separately. Our design plan depend on budget so feeling a bit 'chicken or egg' at this stage. Also debating between a pitched roof with skylights over the kitchen or a lantern? Which would you have / why? Which is more cost effective to give the feel of added height? A final request... we originally considered a loft conversion (the loft is partially converted currently with bed & bath but no dormer so limited full height space by previous owners but does not meet building regulations) instead of a 2 storey extension as was suggested by architects it was more cost effective. However I am now wondering about the feasibility of having the 2 storey extension as detailed below and possibly a loft conversion into a self contained flat with external entrance later down the line as a rental income.
