Need an Architect to assess damages and correct and cost of both

As above, my shared wall...24m long needs the above assessment and costs.

What would be the costs to:

1. site visit

2. Report on how the damage(s) occurs, what is needed to be done to repair?

3. Cost of follow up works.

You have posted this on a public forum in the U.K. . If you are in Spain and you need an architect then try searching the professionals part of Houzz and contacting some local architects.

I have built-in closets under the eaves of an American Bungalow style house in three bedrooms. They measure about 6'x 4', and my son even has a bed in one that is slightly larger, but the ceiling height is between about 2 1/2 and just barely 5 feet, so they aren't as efficient as they can be. In the master, I moved the rod to the back wall (it used to be only the depth of a hanger from the door) and down to a height to hang shirts and jackets, a little over 3' up, and this freed up the two existing short rods on the sides that are set about 4 plus feet up from the floor--long enough for most dresses, skirts and suits and such. This sort of U shaped arrangement works pretty well and the corners are for boxed out of season clothes and a short revolving (sort of a wire Lazy Susan) shoe rack.

Hi, I think it’s a good layout. Some comments: we have the same utility and I don’t have a door intro the kitchen - it works as an extension of the kitchen. I asked to make the door frame standard size in case we would want one in the future but so far - 6 months - no need for it. Entrance to the kitchen from the hallway - think about those double doors that would always be flapping on the sides - we have a large - max height sliding one that just disappears and gives you an uninterrupted view to the back. We couldn’t have glass ones though as has to be fire doors and the cost of glass was far too high so maybe it would work for it, it’s just that they would be in the way. The storage from the hallway bordering the utility. Do you need it that deep? Perhaps make a bit shallower and use the saved space as a pantry from the utility side? Even if as an open one? Window of the sink - is there somewhere nice to look out to? I didn’t have any because it’s looking at the fence but you maybe luckier. And lastly, we had bifolding doors in the previous house and I chose sliding doors this time round and much prefer it as you almost never open them all and it gives a cleaner loon with fewer panels - we have 3 and you can slide 2 of them.

Hi, If you are happy with the work of the designer then I am sure they will do a good job for you. Architect is a protected title, but the work of designing buildings is open to anyone.In general terms, you are likely to get a more creative and experienced designer when engaging an architect. You will also get someone who is bound by a professional code of conduct. It depends on what you value. I’m an architect, so probably biased.Architecture is a largely creative profession. Many people can draw floor plans and get planning permission. You may well need a structural engineer to design structural support for your house as part of the work. Anyone with the right knowledge and software can design structural beams etc. Would you consider using anyone other than a Chartered Structural Engineer to do this? I definitely would not, and for similar, though less black-and-white reasons, would recommend a Chartered Architect over anyone else for the design of your home.Architects are required to carry PI Insurance to use the protected title. But any architectural designer running a reasonable size business is likely to have insurance, you’d have to ask. Builders’ insurance and professional consultants’ insurance are different things and would be claimed against depending on the nature of the issue.
