Design Dilemma Living Rooms

Hi, we have just moved into a house with its living room on the first floor, with windows and juliet balcony on the longer external wall, and double doors in the centre of the wall opposite. On the shorter wall to the left as you come in, there is a fireplace which we'd like to keep. We are struggling with the layout as the double doors cut the room in two. This is OK since it is a large room, but we don't know quite where to put everything and so don't know what size sofa to buy! Floorplan and photos attached (the ones with furniture are from the listing - so this is not our furniture). Any advice appreciated!

I would use a sofa to divide the room placing it right angle to the door facing the fireplace. An L shaped or modular sofa with the ottoman end in front of the window could work.i.e. right handed ottoman sofa. I would have a pair of armchairs with their backs to the wall to the right of the doors with a small table between them. You could place a low console against the back of the sofa to add interest. Bottom right corner might also make a great study with a bookcase or shelves along the wall to the right of the doors. Or you could make this a tv corner. Chose a sofa thqt looks attractive from the back as well as the front. I am not a fan of all the furniture pushed against the walls like a waiting room. A sofa of almost 3m long should fit comfortably. You could also have 2 shorter sofas at right angles, one across the room as I suggested. There are so many possibilities it's lovely to have a huge room to play with.

Hey Eleanor,

Congratulations on your new home, it is gorgeous! You have a really great sized space here, there are a couple of Interior Design tips and tricks that can help you with this space: one is focal point and the second is something we call functional zoning. The first helps you decide where you want your eyes to settle when you walk in the room - i.e fireplace. The second is thinking about what other activities you might need to take place. Do you need a desk area? Do you have children and they need a small play area?

I would recommend looking at some built ins on either side of the fireplace, this would give you storage, a place for your TV as well (eye height would be key for comfort). A large corner sofa would work great in this space, with a console table, large comfy chair and a large area rug would really help ground the space as well. (always go big on the rug). Don't be afraid to bring everything into the room a bit, it will make the space feel much more cosy.

I don't know what your needs are for the rest of the space, but you could have a storage unit with toys and games or books (near your Juliette balcony). There would also be ample space to have a nice desk area, built onto the wall on the other side of your double doors.

There are plug sockets on every wall, two on the wall with the bit that comes out where the fireplace used to be, the layout image is just what I took from the estate agents listing for my house when I bought it :) I love the idea of adding the fireplace back in! Where are your power points? The vast radiator covers seems the natural centre of the room to refocus the interest, so reorganise around that point with TV flat on wall. Conversation sofas either side could balance the room and make it more intimate or placing an L/corner sofa parallel to the existing radiator could provide you with a frame if the access to other rooms fron the front door is through this room. Currently all furnishing are pushed into the corners. You can easily move some power points and sky points and conceal the cables. Reinstating a fire place if the chimney brest has been removed can be a big job. You will be restricted to an alternative heating source, so any solid fuel burner could be expensive without an existing flue/chimney. You would be looking at electric wall mounted solutions or faking it entirely with a mantel/fire/hearth, so this then becomes a styling question for you.
