Adding a 2nd toilet or ensuite to small 2 bed terraced victorian house

Hi, wondering if it would be possible to add a second toilet or small ensuite to this plan? It's a small terraced victorian house. I'm guessing would need to move the stairs so can build over the existing bathroom? Please any ideas welcome, willing to spend some decent money to make it work. I need the 2 bedrooms but wouldn't mind an open plan kitchen/living room if it helps... It'd be nice to maybe extend the entrance down a corridor for some extra hall space too.

Depending on where you are I would invite a few builders around to have a look and possibly quote. They do a lot of these type of jobs and its hard to advise without knowing all the details. Some of the neighbouring properties may have had similar work done and the builders will be familiar with it. I can make layout suggestions but depending on the plumbing layout and other factors like structural considerations it doesn't really help you.

Ok so swapping the stairs would be expensive and wouldn't work as I'd need to sort the landing upstairs. This is what I thought, but not sure I could open all these walls and extend a toilet upstairs over the old extension, even if I want to shorten the walls to the downstairs toilet to have more kitchen space... I have clearly no idea how the structural work would hold all this together, if I'd need permission from the council... But this would be my ideal world. Please tell me it's possibly doable! Maybe would need a column between new kitchen extension and dining area?

We have a 4 bedroom 1 bathroom house with a downstairs toilet. Our plan is to split bedroom 2 (it is 20' long) to create 2 children bedrooms, which will become bedrooms 3 & 4 & make the large bathroom a bit smaller to gain more space to bedroom 4. Then, in time, we will knock through from the master bedroom into bedroom 5 to create a large ensuite. We will be left with a 4 double bedroom 2 bathroom house. Our master bedroom is 15' x 12' but as we have a run of wardrobes along one wall we do not really have room to fit in an ensuite. With your plan I do not think it is worth making it a Jack and Jill bathroom as the bathroom door is next to the master bedroom door anyway. I would leave it as it is & get the children used to using the downstairs bathroom so that when they get older the upstairs bathroom will be mainly yours, aside from nighttime loo trips!

@jonathandb1972 - Not really a viable option - the cost is a bit too much (more than a window) plus I think windowless ensuites feel pretty horrible - the ventilations not much good and they can feel airless and claustrophobic. @mrskain1 - The problem is this doesn't really leave anywhere to put the bed and plus then I'd have no window in the bedroom! I can add a window to the bathroom without planning permission because it's a 'non-habitable' room, I can use frosted glass. I don't think I'd be allowed to put a decent size bedroom window in the end of the terrace because it overlooks other's gardens. Plus what the diagram doesn't show is the current bedroom window is very big and very low - plus it's South facing so it gets loads of light in the afternoon and evening which I want in the bedroom.

I think size-wise you'd struggle - unless you use second bedroom for storage/dressing room. Your main bedroom is similar size to mine and I opted for larger family bathroom rather than 2 tiny rooms for sake of ensuite. Another consideration will be where plumbing/drainage is currently running, as this will cause major upheaval to re-route. Do you have current floor plan?

I can't believe people would want their houses to have a hotel feel. I always thought my mother was complaining when she said that we treated her house like a hotel! My parents never used their Ensuite as the family bathroom was much bigger. I'm not a fan of ensuites and didn't miss loosing one when I moved house. However if I lived in a house as big as Downton Abbey I'd want one lest I met a ghost on the way to the bathroom in the middle of the night!

Everything is possible if you have enough money. Either get a builder (at least two) around to have a look or alternatively I think you need an Architect's consultation. They are fantastic at conjuring more space and are also up to date with the permissions required. First determine your style and then try to find an Architect whose portfolio you like.

I think you idea could work but you would need to consult with an structural engineer, alongside a builder.

Could you consider a loft extension?

I find it useful to look at previous planning permissions for your road - that way you can see floor plans and what is and isn't possible by your local councils standards.
