Convert a 4 bedroom to 3 for a bigger bedroom for son. Good idea?

I have a four bedroom house where two of the rooms are a decent size, and two are small. I have two sons and would like to change our upstairs configuration to create another decent sized bedroom out of the two small rooms. Does anyone have any suggestions on the best way to reconfigure?

Could you make the ensuite the main bathroom by taking some of bedroom 4, move one son into bedroom 1 and turn the remainder of bed 4 into a dressing room thus creating a master suite with bed 3 and original bathroom?

Hi again Jane. Any external changes, including windows, may require planning permission. If the property is a block of flats or mansion block this may be more of a challenge. You may have permitted development rights, which can be another good option. Any change, however small, is likely to be subject to a license to alter especially if there's a management company or a remote freeholder. This includes windows in any shape or form. As unreasonable as it may appear, The licensee / freeholder can quite legitimately sell you the space and the roof structure and then request a full license to alter application. It's also not a given that the you be awarded the license. Sorry if this comes across all doom and gloom. There usually ways design challenges. understanding all the risks as well as the potential is important.

I was one of the original poster. Eventually in our case, building control wouldn't allow this - they originally OKd the plans, but then wouldn't allow the removal of the ceiling from the box room. There was a "galleries" approval that we explored but they weren't having that either.

Yes the idea is to make better use of the space, even an utility room may work, as I said I find it a waste to have that size of bathroom. One of my concerns is that the wall between the bedroom and bathroom may be a bearing wall, something I need to find out. Here is the plan with the dimensions, sorry handwritten:

Its a good idea but not easy to implement as the bathroom splits the two bedrooms. If you incorporate the bathroom into bedroom three then you will still have to move the bathroom into bedroom four. I would do lots of research first on the price differences in your area between three and four bedroom houses. Maybe also speak to an estate agent first regarding value. Bedroom four would make a lovely big bathroom and you could move the bathroom wall to the right to make bedroom three even bigger.

Thanks Isla. One of our friends has the same house type and their layout is as you suggested. Bedroom 4 is now the bathroom, with the shower recessed partly into the current bathroom, and bedroom 3 extended into what is left of the bathroom. It might be the only option.

Given that it doesn't reconfigure easily, have you considered the boys having the smaller rooms as their private spaces and sharing bedroom 2 for their storage / study space / playroom?

Interesting idea Anna, although might be difficult to persuade my son who is currently in bedroom 2 to move out of it!

How about one son having a room for sleeping and another room for study/play/relaxing? Would give extra space without reducing the number of rooms in the house. Or move the bathroom as suggested, then have an interconnecting door to give two spaces for one son, whilst retaining separate rooms. Just an idea.

One room for play/study, one room for sleeping. Peaceful bedrooms are nicer for young kids.
