Kitchen/diner extension where to put kitchen?

We are hoping to extend across the back to meet the current extension already done on the left. The area in yellow will be a kitchen/diner/small living space. Would you have the kitchen at the back along the front room wall or have it in the top right next to the utility room and the lounge against the front room wall?

One option could be to make the sitting room bigger, than you have drawn, to fit a large sofa and creat a corridor behind the stairs with cloaks cupboard, then the kitchen on the left with island peninsular facing the garden and the extensions forming the dining/seating areas

That’s interesting yes I was worried the lounge at the front of the house would be quite small. There’s a joist to naturally separate it on my drawing. It I suppose we could take it further back a bit? Didn’t know if that would look a bit odd.

So I just went outside to actually measure the full width of the house, the estate agent plans from when we bought said it's 5m wide so I was quite surprised to find its actually 5.65m and we can extend a further 50cm out so a total external width of 6.15m. Even subtracting the wall thicknesses there's more room to play with than I had originally realised! Have been fiddling with the plan. If I were to lose the raised oven and possibly the pantry the design does look more open and means I could have some open shelving too. Its just whether that ends up being form over function in terms of how I use a kitchen. Hmm decisions decisions! Thanks again for all the help though - much appreciated!

Wow everyone. Thank you so much. I have posted pictures with dimensions. Hope you can read. I will try and put something better up this evening. The drawings should be scale 1:50 but I get that this will be lost when uploaded on here. To give you a starter, the internal dimensions of the lounge are 4.2m across (to in the alcoves) and 4.5m deep (not including bay). @Jonathan - what program do you use to draw your plans? The tracing paper just isn't cutting it ;-) 1. @MATH - by the time we get PP and this is built - playroom rapidly moving towards teenage cave. So no sight lines required and probably not preferred ! 2. Cheap as chips? Now you are talking! I had worried that wouldn't be able to do Jonathan's plan building out by existing utility because of the site slope (much more marked on that side than on the verandah side), but maybe it could work after all .... 3. 4 double beds, 2 baths and 1 study minimum. Study can be upstairs or downstairs (we use Bed 3 as a study at the mo - doesn't have to be massive). The beds to be all upstairs. If we can fit in a 3rd guest ensuite, would be fab - but not essential by any means. Bed 3 does scream bathroom - especially as all the plumbing next door already. 4. @Jonathan yes, it would be too tight to get up the stairs without vestibule - unless we moved the stairs. I'd assumed that we would have to. Or, if we extended on the patio and put a kitchen in, would fire regs dictate we needed a door into the kitchen? Otherwise could keep a pillar of the existing walls and keep it open and stairs as it? £3k for moving the door? Ouch! 5. However, really want to sort out the issue of walking under the half landing under the stairs as hubby fed up of banging his head. 6. Drains - man hole cover is circle at corner of existing "study" at front of house (where my arrow now points into). Soil pipe goes down front of the house at the edge of bathroom and bed 3 - I suspect that what is now the dining room was likely the kitchen when built in 1924. HTH - and thanks again.

Thanks both, really appreciate your suggestions/designs. Katlucy - we’ve decided to not use the sliders as it will be a bit tight walking round the back as the extension will be really close to the boundary with our neighbour. But we were originally going to do that, so great minds! Love your drawing, thanks so much for taking the time to do it! So do you think there would be enough room for an island? Love the raised shelf idea! Also really like where you’ve put the coats and the table - we hadn’t considered it this was round for some reason, kept putting the table to the left! I also forgot to say that we have removed the chimney now so there is free rein on where the oven goes! CWD - that’s a really good point, love that idea! The only negative thing I can think of off the top of my head, is that there would be less light let in through the door as the alley is really dark. Much prefer the idea of being closer to the drop zone as not massively keen on having coats hanging openly where food is cooked, can imagine any cooking smells will cling to the coats but not sure if I’m being a bit OTT and that’s even a thing to worry about!
