Comments (5)This looks great. Just a couple of points- the relaxing area seems to look out to the driveway- so either you will have a poor view or you will feel overlooked. Perhaps the relaxing room would be better looking into the internal courtyard where there will be no distractions. There is nowhere shown to do laundry. I don't understand why you would put two sitting areas in the same room - if they are for different purposes perhaps they should be in different parts of the house. The stairs may be dark without a window. You should also consider your window placement and what outside space there is, the privacy and the heat of the sun. In my opinion the solid wall in the gathering area hides where I assume the garden is so I think the plot may feel smaller. I worry that the impressive dining window may make that area too hot. How about keeping the part of the kitchen that looks over the back garden as a utility room?Then use a combination of the rest of the kitchen, dining room and a squared of sun room to become the new kitchen/ diner. The sun room name gives me the clue that this may well be the best spot in the house so this should be part of where you spend most of your time, the new kitchen. The front door stays where it is but is made more of a feature with a nice porch. Having a kitchen diner that goes from the front to the back of the house (ie with utility room) takes away having to turn the house around. Comments (21)You should also look at some space saving furniture, There are so many brilliant ideas out there - ottomans that contain extra seating, wall mounted stools which would work with the drop leaf table idea previously mentioned (otherwise you have to find space for them when the table is not there). Also coffee tables that transform (lift up) into dining tables so you could actually do away with the one in the kitchen and perhaps have a slimline coffee bar there instead. Comments (13)What living space do you want to add? What condition is the garage in and what is it made of? It may be too old and not of a standard to convert.......it definitely won't have insulation, so you would need to factor this on as cost to the build and have the external type as it's already narrow . You also have a problem with the fact that the drains, especially the soil pipe being right at the front, so any new bathrooms would have to be in that direction. You mention that you have a wife and daughter. Are you sticking with that, as in ( not changing the wife ), adding more children. It's not usual for you and the children to sleep on different levels, so is adding a loft conversion the right thing for you at this stage, or should you concentrate on tweaking what you have? As Jonathan says, you would need to have someone round to ascertain how much space you can get out of it, with regards to a loft. If you want more living space also, then what condition is the conservatory in ? It may be that you can knock this down and have better living space on the right. A loft conversion is a good idea and £80k is a healthy budget, so what would you like out of the Bungalow in an ideal world? I had something like this in mind, which gives you an attainable En-Suite and quite a good proportioned / balanced home left to right. If you didn't want to do the Conservatory area straight away. You could wait a while and then go futher to the right if your garden allowed, making those rooms larger. Bungalows are still sought after, and, having everything all on one level actually adds value.
