Ealing - full house extension and renovation

This Edwardian house was transformed and cleverly extended into a contemporary, warm and social family home, using moody hues, striking pattern and a carefully curated collection of mid century furniture.

We took this traditional Edwardian semi detached house in need of renovating and extending to accommodate modern family life. The ground floor was extended into the side return and passageway from front to rear gardens as well as to the rear. This provided a space of approx. 8.6 x 5.6m to include a utility, an area for coat cabinetry and a large kitchen with dining and comfortable seating area.

We reconfigured the original loft extension which was one large, cold and soul less room. We carved out space for a landing and a bathroom from this existing room and added a new extension over the outrigger to create a 5th bedroom.

The Turkish kilim was found at Sunbury Antiques Market and provided the colour palette for this room.

The middle reception was originally a dining room. This now forms part of the hallway connecting the front sitting room to the new kitchen extension. A G Plan sideboard handed down from parents provides great storage, with each fmily member having their own space for keys, wallets, hats, gloves etc.

Comfortable seating in this corner, close to the adjacent under stairs shoe cupboard provides a place to sit and put shoes on, out of the way of the narrow entrance hallway.

The stair wall and stair case has been painted in Farrow and Ball Railings to hide children's sticky hand prints. A loo was created under the stairs as well as a small cupboard to maximise storage space to the right hand side and a full height, double coat cupboard to the left.

A loo was created under the stairs. The walls, ceilings and woodwork are all painted in an eggshell finish to softly reflect the light.

The new kitchen extension provided a foot print of approx 8.6m by 5.6m. We took a small space out of this footage by elongating the hallway to provide a utility room opposite a full height, double coat cupboard before entering the new kitchen.

As this is a new part of the house we embraced the modernity and choose sleek, handleless blue cabintery. The bronzed mirrored splashback adds warmth as well as maximising the sense of space.

By not having glazing across the whole width of the extension we were able to create this comfortable reading nook, anchored by the rug, overlooking the garden.

This bathroom was created by joining the original separate loo and bathroom. We chose to forgo a bath and add a large walk in shower instead. Storage was key so we designed this bespoke vanity and recessed mirrored wall cabinet. The walnut finish on the vanity adds warmth to the space.

By extending over the outrigger we created an extra bedroom in the loft, which puts both children on the smae floor with their own bathroom. Farrow and Ball Oval Room Blue combined with a vibrantly coloured Liberty print blind gives this girl's room plenty of personality.

This bathroom was created by reconfiguring the original loft extension which was one large, cold, soul less room into a boy's double bedroom, landing and this bathroom. To give a nod to the period of the house we added tongue and groove panelling to the bath and Edwardian style cermaic floor tiles.

Once the foundations were laid for the kitchen extension, the builders then focoused on added a bedroom to the existing loft extension by building over the 'outrigger'.

This is the original door from the hallway to the kitchen. We dug down 20cm in the new extension to maximise the ceiling height and overall sense of space as we were restricted in ehight on the boundary wall.
