Position of bathrooms within first floor flat

I live in a Victorian building converted to 5 flats in 1998. Our flat is one of two on the first floor (there are two below and one above) We are considering repositioning our bathroom to an area that is currently a spacious hallway (to accommodate a larger kitchen and second bedroom). However, this position is central/ internal (eg not adjoining an outside wall) within the building.

Does building regs (uk) allow this or are we wasting our time - I've searched online and can't find the answer.

Do you own the flat and part of the Freehold or is it Leasehold, like most are? Firstly if it is Leasehold ( most likely ), you cannot alter the layout without the permission of the Freeholder. Once you have sought permission from the Freeholder, which you will almost certainly have to pay for, then you can proceed onto Building Regs. All you need to do is get in touch with your local council and they will assist you further. It will all be governed by the plumbing and what's possible!

Cheers - appreciated. Thankfully we own the freehold (via a company set up for the purchase) so that at least is straight forward. I guess a conversation with local building control is best step forward.

Thanks guys, I’m a leaseholder and I’ll indeed get a professional to get building reg and planning permission, however I’m seeing ideas and looking into possibilities. If if I can’t make it work, I have to sell up and move, not enjoying this space currently. Mahis wife thanks for the floor plan. I have to have the bifold door from the new living room because the kitchen side is more cramped. Ill try try and take photos to show.

Hello Sarah, There is a possibility that you have combined sewage in that location. I can see a drainage pipe from the roof on the front of the house. Have a look down the street and see if there are any other houses with bathrooms or drainage on the front or contact your local Building Control who will confirm. I have no idea how important the number of bedrooms are for your needs but you could forfeit the third bedroom. Alternatively have a smaller kitchen area. as the second plan and take a small chunk out of the bedroom, probably less is needed than I have indicated. If your budget allows then remove the chimney, but it is not necessary. I would take out the walls around the stair to below as that will make the space much broader. and also give the space a funky feel to it. Add some velux windows with shafts down into the kitchen dining space. I am not sure why there is no window onto the garden, perhaps look into that on your deeds and see if it could be allowed. The kitchen may be better located towards the front of the house on the first plan so that any seated area is not adjacent to a circulation route/ corridor space. Set the roof windows in a neat pattern of 2 or 3 over that space as it will help to tie it together as one. I am not sure how often you would use the front small bedroom but it could be opened out as part of the living room now and when you eventually sell, put back as a bedroom.. Hope that helps Roger

Hi Everyone, I hope you are doing well wherever you are but I bet everyone's busy at this time of the year. I have been a busy bee myself and learned how to use Homestyler but I must say it's a painful and slow process. I have been obsessed with the floor plan of the small flat for the past week as the time has come to finalize it with the new team. We'll be around 2 months behind the plan which is fine. So I made the decision to not have a loft in the small flat because the floorplan I chose seems to work well with loads of storage. Please excuse some of the furniture such as the kitchen and the colour of the large cabinet, they will be white but Homestyler is quite limited so I had to chose from whatever they had in store. Let me know what you think of the floor plan please. I'm happy with it so far. I'll send you links to short panoramic videos Honestlyler created which was a godsend as that'd exactly what I wanted to see, at least approximately how my flat would look like. Hi, I can say from my own experience that the floor plan was crucial in visualising the layout of our new space and deciding where to place furniture, appliances and other key elements. In the beginning it all started with choosing a flat, we were lucky enough to find one on Rentola , bought in a good neighbourhood at a good price. Then we started by taking detailed measurements of each room and creating a basic plan of the existing layout. Then together with the architect we created a detailed floor plan including all the changes we wanted to make. The floor plan included important details such as the location of electrical outlets and switches, as well as the location of doors and windows. We also decided to make some significant changes to the layout of the room, including taking down some walls to create an open concept living room and adding a second bathroom. Overall, creating a detailed floor plan was an important part of our flat renovation project. It helped us visualise the end result and make informed decisions throughout the process. If you are considering a home renovation project, I would definitely recommend taking the time and effort to create a detailed floor plan. This will make the whole process much smoother and more enjoyable in the long run.

Hi Andy,

Like your previous comment, it will depend if you can get drainage to your proposed area and also hot and cold water supplies. The other thing building control will be interested in will be ventilation, so you might want to see where you might be able to install an extract fan and ducting to an outside wall. Hope this helps.
