Floor plan help!

We are jusy about to complete on this detached house. The current owners did an extension downstairs but the balance of rooms and flow is just off. The red wall is a stud wall but has a supporting column

The most obvious thing to do would be to lose the red wall keeping the column and design it in to a new kitchen dining space. I would spread the kitchen right along and incorporate the breakfast room. That would give you a large space with the garden view. A new kitchen would really change the feel of the space. Thankfully the cloakroom is in a sensible place and you have a separate study which I wouldn't touch.

The revised floor plan looks like an improvement to me. When you say move the door into the livingroom, are you talking about the front door? If so, I would avoid that as loose the hallway will 1) remove some of the original style of the home that could be a beautiful design feature and really made stunning and 2) It will make the space much harder to keep cozy and 3) walking straight into a livingspace from outside just lacks a bit of the formal welcome that an entry hall provides and feels less private. Hello, Congratulations on the new place! Have you had someone look to say that this is all possible? That you are able to knock down the wall at the back of the house like that? ...and that a side extension to the boundary would be possible? As long as you are aware that is the case, then yes, opening up the back of the house would make a great space for living and dining. However, I am reluctant to say too much as I wouldn't want you to get your hopes up without being sure this is something that is possible and won't cost too much in the way of steel to make it possible. If you are unsure it may be worth starting by getting a builder or structural engineer to come out and test the plan to see if it is feasible within your budget. All the best, Gina

Which are the existing and new walls? Before considering I’d ask what really is the purpose and function of the study/bedroom as the access to it is all the way through either the utility or hallway then kitchen. Utility room could always double as a pantry and utility depending on design but even then you are having to cross a corridor to access
