Approximate Project price which includes pool, landscape, fence, etc was around 450,000.

I live in the Scottish Borders and three years ago there was a government incentive to externally insulate the houses. Due to the construction of the houses (poured concrete they couldn’t have cavity wall insulation ) . The difference to the heating bills is unbelievable but the look of the house is fabulous as there was new render put on new window sills and down pipes .i agree with the comment that just doing one house would stand out like a sore thumb but it just takes one to start the ball rolling . Maybe speak to your neighbours and they may want to do the same . All the houses in my street had the cladding and it has transformed the look of the street . I have since revamped my lounge and kitchen. There was nothing wrong with the kitchen cupboards so they where painted ,new work tops and sink . I did have a breakfast bar that took up a lot of room which I have replaced with a glass table . My next project is my bedroom which is getting refitted with new wardrobes and draws . Ex local authority houses are well built and have big rooms , they are worth buying as you can do so much with them ,I have bigger cupboards than the rooms that are in some new builds . This is my kitchen, it is so much lighter and more space . The back board is the same as the work top , so no tiles to grout .

First house ideas and advice

Hi everyone. We are now progressing with the house bur need some help / advice. We have decided to take down most of the wall between the dining room and kitchen & build an island that will sit half in the kitchen and the other half in the dining room. (See plan). In the dining room we decided, instead of a formal dining table, we would place a log /bench type table (the kind you get in a pub outside or in a canteen) - right in the corner where by the wall between the lounge & dining room (where they meet the corner or bedroom 4 as in the plan). The table could be a great idea for a more formal meal as it would be for to sit more socially. But we want to use a storage bench / box (maybe an Ottoman style) along the walls with plenty of cushions to sit on / against the wall. This type of seating would continue across both walls in the corner, skip past the opening (leading to the shower / bedroom 4) and continue on into the corner where the dining room & kitchen meet (in front of the shower room). So it looks sort of like this (more like the second picture with the brown table) So it looks sort of like this (more like the second picture with the brown table). We love the type of seating / cushions in the first picture (white & blue). Since we do not know where we can buy such tyoe of seating. We thought we could, perhaps, recreate it by buying some wooden storage benches / boxes and add plenty of cushions on them to make them more comfortable to sit / lounge on. Not sure if our ideas are cominf across in my posts but in case you do understand. Does anyone have any suggestions / ideas?

I went along with the breakfast bar, kept the radiator where it was. The breakfast bar can be shaped to throw your eye off the taper in the wall. I don't think it necessary to put units all the way round. It could crowd it in. Therefore, having the breakfast bar along the tapered wall will keep the space open and create the illusion of more space. Washing machine can go under the drainer on the sink to save space, whilst an under counter fridge and a freezer will keep them hidden. The boiler has been hidden in a custom corner cupboard to match the other side. I calculate that across the middle is only 3 metres ( 9ft ), therefore, you would need to think carefully about bringing things in to the middle ie:, island, breakfast bar, table and chairs, as you will restrict the space and possibly make it look crowded. In fact, I don't think you have room for a table and chairs with sufficient units. Just a few rough snippits.The above was as to scale as could be, therefore is a fairly good representation of the space available. Proper plans should be obtained and the advice of a builder and kitchen planner taken.

Tony, if you are on a budget then I would not rule out IKEA for kitchens. You can buy the kitchen and find someone to fit it and if you wanted to save a little labour cost you could put the carcasses together yourself. The quality of the IKEA Kitchens is surprisingly good and although Howden's quality is also good I find that there costs are sometimes unreasonable and the range option is lacking. You could use the saving to buy better appliances such as NEFF or Bosch. With regards to Victoria Plumb you can buy directly from them and again I was surprised at the quality of their product compared with the price. For a house I refurbished in the Wirral I used them for both the vanity units with wash hand basins, wall cabinets and also for a "wall mounted" toilet unit with toilet. The caveat is that sometimes Victoria Plumb's customer service leaves a lot to be desired if something is missing from your delivery. With regards to skirting have a look at Ebay and find yourself one that has alrady been primed as you then just need a top coat of paint. Be brave with your decorating and take your time.... it is those who rush it that generally mess it up and it is not really that complicated.. and don't forget to buy dust sheets! :-) Also where there are any joints between plastered walls and architraves/window cills, wood details, etc., use a white acrylic mastic. This is easy to apply and give a nice clean finish but again take your time and follow the instructions. I generally have this done after the decorators have finished on all of my projects and it makes a huge difference.
