Old house - new extension at back and side.

Not sure about kitchen layout and how to get good seperation if areas. Front reception rooms need to remain with small one acting as study/ bedroom. Back is all up for grabs really. In a dilemma help appreciated

I had a quick look - wouldn't change much to be honest as I think it flows really well as it is - but to create a bit of division a high level breakfast bar would do the trick ! Also I'd make the hob run worktop deeper ( to same as wall ) and add a chopping block ( with wheels) infront of the glass doors in the kitchen for extra prep and to move food easily outside for bbq's etc in the summer ! I shortened the peninsular by 600mm so it's more in line with the utility access door, and moved the sofas over ( with footstool in between) so you have a wall to put artwork or a TV.

or four club chairs might be nice instead of the pair of sofas, depending on the size of your family ?

Some people are very sniffy about Ikea kitchens and imply they're of a cheap standard, but I have found the quality to be good and sturdy and certainly better than the Wickes kitchen I had the misfortune to encounter. Obviously, they can't compete with the likes of DeVol, but I would put them at the top in their price bracket. My mother had an Ikea kitchen installed in the late 80's and it was still going strong in 2010, when we replaced it to sell the house after her death. On the strength of that, when we re-did our kitchen last year, we didn't hesitate in getting Ikea for that. The savings we made on the cabinets, meant we could get high end appliances and Corian worktops. Our lovely kitchen fitter made some smashing bespoke touches - different plinths, tongue and groove side panels, matching bookcase etc to finish it off. You can even have a no obligation sit down with one of their designers in the Ikea store to plan it out. They are really good at making the most of your space - rather than a lot of others, who plan your kitchen according to how best their cabinets will fit rather than what you actually need.

This does normaly happen when you turn the heating on. However, the worry thing is that such cracks have shown up too soon(if you indeed had this done two weeks ago). Have a specialist look at it, just to be on the safe side.

You couldn't fit a standard width door, so you have to get it made to measure. Upvc door suppliers should be able to help you. I have a non-standard height upvc door on the rear of my garage. Or you could get a joiner to make a wooden one for you.

Brick slips are great and now come in a great variety but I think you could be creating more problems with blending everything together and additional costs as brickslips are similar in price to standard facing bricks and also pointing of them is very labour intensive. Maybe worth getting costed to see if budget allows.

Thanks. An architect has suggested having a run of units down the whole wall which could work. I think it a odd having two sets of sofa s so close together that s all
