Structural issues?

What did you have to do to get the structure strong enough to mount the dryer so high off the floor? Interesting concept.

thanks for the feedback. structurally, nothing fancy - just a solid 2x4 frame, braced against the rather flimsy existing stairwell wall to the right of the dryer and the party wall behind. modern dryers seem to have solved the instability issues that typified their predecessors.

Great minds think alike Carolina:) some great inspiration pics. Was just thinking about neighbours emergency access. How about a something like a half arch attached to the house wall. Think it will create a visual barrier but not a physical one and could be a lot cheaper in the short term. Long term I’d be looking at a gate which can accessed from both sides but big wooden gates don’t come cheap. Or how about western style saloon doors:) will probably need a catch to stop them flapping about in the wind...anyway, I’m just brainstorming. Gate at the bottom of the steps probably not necessary but I would think about one at the top of the steps if you plan to have any escape artist toddlers. Like you say the path is in your garden so a tall fence between path and lawn would spoil it imho. After all how often will your neighbor need to use the access. I’m rattling on. Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. I have attached a photo of our rendered kitchen plan. Thanks again for your comments. It is good to have other people’s opinions and ideas.

The property isn't a new build, the original part of the property is 1930s, and then it has had a couple of extensions and then changed from flat to pitched roof. The house isn't a new build The property will be as surveyed, as the trusses have been cut to allow full head height above the garage(attached to the house), and was advertised as accomodation above the garage space Then the poorly built part is above the main house where my builder who was round looking at something else has pointed out the deflection he can see in the rafters where he said they should be doubled up and have webs installed (some are there but incorrectly placed and/or build onto non solid structure - onto the felt roof and not onto the joists themself) Really starting to make me feel I've paid a lot of money for a property that isn't worth what I've paid and requires a lot to be spent on it...

It’s unlikely to be structural although I concede that there is no context to the pictures so it’s difficult to tell on a forum like this. Given its very straight I wonder it it’s a joint between two lots of plaster - was there previously a window there that has been blocked up? And generally structural engineers don’t worry too much unless cracks are 5-10mm wide and apparent outside too. You can buy kits to see if the house is moving but it requires living with the crack and waiting 9 months. Personally I would fill it and redecorate.
