Building costs for outbuilding like Staithe House.

Please could you provide building and installation costs for this beautiful outbuilding?
Just the basic building so that we have a starting point.
Would you deliver to Windermere, Cumbria?

This was a custom design by Pod Space Ltd, web address www.pod-space.co.uk, who are based in Halifax and deliver all over the UK. The cost excluding the joinery and lighting was approx £35k in 2010 for the building and installation, but standard designs start at less than this. A custom design was necessary to achieve a pitched roof without beams or tie bars, although a pitched roof with tie-bars is now offered as part of Pod Space's standard range.

The glass panels you can buy from every glass company, Not sure where are you based if in UK then you can try http://www.bespokeglassonline.co.uk http://www.expresstoughening.com You can do quote online toughen glass, which probably you should go for for safety reason at least for the lowest parts near the ground. Or Roman glass but they are more expensive.

Hey there! The only way you can obtain a good idea of build cost would be through a set of drawings. These drawings are also vital to secure your builder's quotation and ensure no hidden extras. For London ( regardless of which part ) - I don't think that is unreasonable as that is a big project. I'm in West London and we were quoted prices just for the build - dormer loft ranging from just under £40k to £50+, 3m rear extension with pitched roof £45k - £55k+ all without VAT. Last year, we were in the same position as you, getting quotes in, we had a vague idea of the what we wanted but not down to the fine details. So we ended up comparing apples with pears argh! I would say, the more you know about what you want, the easier it is for you to compare prices when the builder provides a quote rather than comparing apples with pears as with each builder they usually have a 'standard' package for quoting if the customer does not know what they really want at the time e.g. they may have a general idea but not details. Some quotes include more lights/ sockets, decorating etc. 2 costs that we hadn't given much thought of at the start of our project ( loft and extension ) was 1) Electrics, our builder quoted for a fixed number of lights/ sockets ( basic package ) but during the build we decided we want more and our electrical cost more than doubled 2) Decorating -if you are planning to do you own decorating then that's fine but otherwise decorating all of that is going to cost you a few thousand pounds, some of our quotes included decorating and some didn't. Also, as you have a huge project, use a builder that has been recommended by someone you know that has had work done, never go with a builder because they are cheap. For your architect, also choose carefully because some architects charged for changes in drawings, so you could even end up spending a huge sum on architect fees. Good luck with your project!

Thanks for your help guys. This is a bit of an old photo so we’ve added some raised beds in the area in front of the outbuilding, we’re also going to add in a proper stone sett path next year. We‘re half way through converting part of the building into a chicken coop (we crazy) so we‘re in two minds about whether gravel will be suitable in front of the shed so we will see. I think I plan on recladding the shed with unpainted feather edge boards which will help. I’m also thinking of changing the door and windows to a light colour, perhaps white. Good point about the roofline, it’s rather close to the door so that might look silly. You've given me lots to think about, I’ll post an update soon.
