Advice on Orangery space please....

I have a conservatory that is going to be replaced and would like some advice on space required for a dining area and lounge area. We will use the existing base so cannot extend it. The dimensions are 7.44m(24'5") x 4.78(15'8") into the bay door, probably around 10' to the start of the bay.
Is this a large enough area for a dining area and small lounge area? This will be the main dining area although there will be island seats in the kitchen
We could possibly use some of the space from the cloakroom as this will be relocated.
Any tips gratefully accepted

Will the orangery just have the one door out as per the conservatory? Do you want a tv in the rooms or just a seating area?

Which way does the sun come in at times when you'd want to be viewing TV . How many to seat on soft seating . How many to dine ? Extending table? Have you got furniture or are you happy to buy new to suit ? Is there places you can use extra dining chairs around the ground floor or will you need storage for fold up chairs if you have an extending table. What about heating ? Will you have radiators ? As rad covers can double up as serving tables ...

As a guide I try to allow about 800mm to 1000mm around the table for chairs - then try and make sure there's walkway space too ... It's a bit flexible if you have chairs that push right in !
But you have to think how you would get past if you needed to and someone was sitting there too !

Are you sure your friends is not a flat roof extension which will allow a roof terrace above? We have an Orangery (same as your pic) and under permitted development we were allowed to go out 3m as we have houses attached I believe it's 6m for a detached. Permitted development rights have also been extended to 2019 to allow 4m depth for 8m for detached properties but this is subject to neighbour approval. The reason being, I expect, is that due to the volume of your space you are needing something efficient, quiet and unobtrusive ... I've screen shot two examples to show you - the first extracts 500m3per hour but is only 35 decibels loud . The second is a smeg kitchen specific one - it does go up to 800m3 per hour but at a whopping 71 decibels loud ! If this is a living area too - that's just too loud ! In order to get signed off - most build projects, which include fitting a new kitchen, needs a fan that's as good as or better than the one that was there previously ... so that might be another reason . Lastly - money ... the smaller quieter one is actually quite a bit cheaper ! So this might be another reason ! Hope that helps a bit ! :-)

Hi, As a plasterer I'd just like to add that you may have to get the artex tested for asbestos before removing. Don't be tempted to do it yourself just incase! Ask your builder/plasterer how he intends to remove it to check his knowledge. Products can. ow be bought that are painted on and these soften it enabling it to be scraped off easily. Also be prepared to lose up to 150mm down from your existing ceiling depending on how it's specified to be insulated. You'll need a gap between your tiles and felt and the new insulation (this will prevent moisture tracking to the new plaster) then insulation between the roof timbers and then a layer of insulation covering all of this. Then you will have the plasterboard screwed into the timber. I hope I haven't put you off the whole idea now. Good luck with the project!
