Layout dilemma - best use of space and rooms? Save me !!
Comments (19)Hi memyshell, Having rooms to let with en-suites is only going to increase the money that you can charge for each room so I think it is something you should try coming round to. (I have been in this sort of accommodation before) I do however having a toilet that is shared would be a massive plus to you as what happens when you or any of your housemates have guests do they use the en-suites? Does't sound practical to me however I have a plan using one of the plans that was already attached to the thread of this posts I will try and explain as best I can. Create a corridor that runs from the front door straight through to the wall at the back that be the wall of the kitchen/living and dining area. On the right of the wall make it a full length glazed screen so that when you walk in you can see straight to the garden but are keeping this a separate communal space. The space that is shown as reception room can be transformed into a small functional toilet (which I think is all you need) this will give guests a room to visit without entering a bedroom. The wall of the kitchen would run 3/4 of the way along the wall creating a opening rather than a door giving the space more of a flow. Make sure the door of the new bathroom is hidden behind the wall (almost in the center of the house) when standing in the kitchen area. If you require any other help don't hesitate to get in touch. May I ask where your project will be taking place as it may be something we may be able to work with yourself on? FMA...See MoreHelp & Inspiration for Grand Ground Floor Design. Thanks!
Comments (12)Mulled this over, overnight! Decided, way too much building work and knocking about to justify the cost, plus you lose the garage, which will most probably devalue as per Jonathan's comment above. Makes house less saleable, as main lounge now not seperate from rest of downstairs, therefore less appealing to some. Plus, having a room labelled Study / Play area / Entertaining............cannot see how you could possibly furnish such a room, too many dual purposes. My plan below, keeps it far more simple. Leave the garage, leave the Utility and Pantry, but change their uses. One becomes downstairs shower room, the other changes from pantry to Utility. Build across the end of the Hallway and make the area under the stairs a coat room. ( handy storage), this then seperates the back of the house from the front of the house. Now take out the downstairs loo and remove both walls, this opens up the Kitchen / Diner into one big space. Add a door from the kitchen to the playroom, which you can leave open to keep an eye on the kids. You have made massive improvements with far less building works, and, should you want to at some stage make the space even bigger at the back, which isn't necessary, you could add a ground floor rear extension. ( last plan shows this ) The above layout will appeal to far more people, should you wish to sell in the future....See MoreNeed help with layout of ground floor and basement
Comments (6)I also think the plan could be improved. For me I think both the living room and the kitchen should have access to the garden so I agree with putting the kitchen downstairs. I also agree that this gives an opportunity for a bigger kitchen. I think I would rather have a squarer living room at the back of the house as I think this makes furniture placement easier. Personally I would connect the living room and kitchen with a staircase as I think you will have other private rooms (although this does mean that you will have to consider how people would exit other basement room in the event of a kitchen fire). Lastly I think you need to explore the options and perhaps a concept planner or designer would be a good next step before going to an architect....See MoreGround floor rear extension, before and after exterior
