need help with downstairs floorpan layout

just brought new house and we are thinking it would be great if we can somehow open up the downstairs a little.

we have been thinking maybe to open up the wall alongside the staircase, or to open up the kitchen/dining area.

does anybody have any advice or has anybody done similar themselves with a layout like this one?

We have also been looking at log burner and placement with either chimney to run inside the house for maximum heat distribution or on the outside, any advice welcome thanks.

It looks from the plan that the 2 walls are structural and therefore need proper consideration before carrying out any work. how much work are you intending to carry out? ideally you could change the stairs as well to create a better layout. Would you consider having the front door and stairs within the sitting room area, I.e. only make changes to that wall to open it up to have direct access to the kitchen? as for heating a good solution may be a stove with an exposed flue. I love these and negates the necessity for a chimney. easy to retro fit.

Option 1 : Doesn't offer a lot of storage, sink to close to end panel of the appliance housing to make it practicle, the option of dining at the breakfast bar looks compromised by the hob, also doesn't appear to be much practical worktop to use for preparation, toaster kettle etc. In my opinion not a good design, creates more problems than it solves Option 2 : Is the better design but I think lose the wall have a straight run with tall units on the garden end and none at the other taking away the bulky end panels. Turn the island 90 degrees and make it longer and deeper.

Hi Courtney, A plan of the space would be really helpful. It is often the case of wasted space and poor layouts in this type of house so well worth pursuing your options. I would begin by considering how you use the space and come up with a list of desires for the space. With such a large project to undertake I would consider enlisting the help of a designer who can give you several options on layout and also help with lighting, trade discounts and colour schemes that can make the best of your space.. maximising proportions etc. I am local to you and offer free consultations if you wanted to get in touch. Thank you Eulinea Ltd. Yes the utility is far from the kitchen but I am happy with that as the laundry does not need to be near the kitchen. The architect has had to fit the stairs in there due to existing steels which would be costly to move. His first idea was to move the stairs to the left of the dining room as you mentioned and that would work well as the stairs to the loft will be above that location, however he has since changed the plans as he felt this would take us too far over budget and was trying to scale back the costs for us. I have no idea how much it costs to move a staircase. It is tricky as we can’t get a true idea of costs until the detailed drawings have been done but we don’t want to then have to redo the drawings if the costs are too high!

To me this doesn’t need replanning to make it lighter. It’s a decoration issue. Personally I think the floor and brown wood kitchen cabinets and dark work surface are what makes this seem gloomy. I wonder if other Houzzers will agree that pale worksurface and a plain large format tile floor will make the biggest differences. You might also be relying too much on the spotlights at night- having additional light sources at different levels is easier to live with. Consider adding a standard lamp, table lights, above cabinet lighting, plinth lights, lights in plants etc etc. Separately the utility room is small- to avoid unnecessary construction consider treating it as a pantry and put your laundry facilities in your oversized bathroom instead

we don't mind carrying out a lot of work over time as this will be our forever hows (at least the next 10 years i expect) we had similar thoughts as i have read on here there are downsides to opening the kitchen area (noise and cooking smells mostly). i really like this idea of having the log burner with the flue exposed as the lounge may look too small if we built a chimney around it. Another dilemma is whether to have the flue continue up through the house or to have it travel upwards outside of the house (from ceiling height upwards).

there are issues with your stairs landing into your kitchen area, particularly fire. the changes to the stairs/ walls etc will depend also on what the layout is upstairs. do you have a drawing? personally I love the way it looks when the flue goes directly up through the ceiling. this could be boxed out in the room upstairs easily. what's the ceiling height in the sitting room. you may find if it exits horizontally that it looks to low. also there may be better draw for the stove if its vertical and longer. if you have pics or layouts pop them up.

Ive no clue on the ceiling height as we only viewed the property once when we decided to buy it, ive drawn the floorplan from memory :) ideally the flue will cut out horizontally just below ceiling height, or main problem is where to place the log burner and tv as we wil want it wall mounted ideally
