Comments (3)I prefer #3 most. Who wouldn't? I do appreciate #2 as opposed to a client who is a moving target. A tricky lot is a lot where the customer is "Pie In The Sky" in regards to what is possible on the lot. I recently visited with a customer who wanted a 3-car garage home on a zero lot line property. LOL! "Reality check please!". I hope the next guy can get it through to her. Restrictions? As in CCRs? Not really. Just as long as I have a clear understanding of them. I once sat in on a plan review where the committee members where, as we say here in Texas, "Shooting from the hip", IE, making crap up as they go along and straying away from the published restrictions. Comments (11)Thanks forzaitalia. The loo comes off the hall, which has real wood flooring, so not keen on using fake wood flooring - think it might look odd. I guess plain tiles is the way to go. Comments (15)Can you fit a door to the dining room in between the front door and the stairs? If so then that opens up a lot more options. assuming you can: I would keep the existing side entrance, make the side section into a boot room with lots of hooks etc and a place to keep bikes scooters sports kit shoes etc. This second “muddy” entrance is absolutely invaluable, if I had any way of doing this in my house I would! This boot room/coat corridor then continues around the back of the dining room to lead to the hall. The WC comes off it in the existing location, this is then accessible to guests from the hall rather than via the dining room. Utility I would do as per Jonathan’s layout, with the door opening inwards, or a pocket door if you have enough wall space. I see you are retaining the dividing wall between kitchen and living room, I imagine this is to reduce cost but you could consider putting some glazed panels in to that wall to make it feel more open to each other. I also see you have a level difference between kitchen and the rest of the house, I would recommend raising the kitchen level to match the rest as it’s only one step, allows more flexibility in furniture placement and is generally more practical. Comments (6)I find these colours work well with taupe. Maybe one of the lighter ones may be preferable for a dark space. You could also change the plinths and handles to black to give more contrast and punch. Maybe worth getting some paint chips to see which colours worth best then when you decide on a colour then look for a sample tile. I hope this helps. Good Luck....See More- 9 years ago
