Kitchen reorganization

Just doing some advanced planning but considering our options for a kitchen remodel. Out kitchen layout is interesting as we have a peninsula with a stove/oven combination, in which blocks off the area provided for an eat in kitchen. My idea is to loose the eat in table and flatten the kitchen, remove the wall to the right and add an island in the middle. let me know what you think about that idea.

Hi Eric, I assume the goal is to open the area up between the kitchen and the eating nook, for that more open kitchen concept. I like the idea and think that your budget will ultimately drive your decisions on just how much remodel work to do. A simple rip and replace of existing product, cabinets, countertops, backsplash, plumbing fixtures, etc. within the space is always much more affordable than a remodel that considers moving things such as plumbing pipes, electrical, gas, HVAC and/or ventilation systems. A simple rip and replace also preserves the clients existing flooring, in your case hardwood, which would need to be laced in if you choose to remove the wall.

My best suggestion is to get some floor plan options drawn up for what you like and then begin to get some idea of pricing for your desired plan. A design build company can handle this for you, the advantage in having them guide you through the process is that you'll be certain that any money you decide to put into the project will add true equity to the home, where as poorly planned projects can actually hurt your sale should that ever become necessary. @buildcloud Unfortunately, it is old cottage, with no corridor, neither entrance hallway. Entry right into the living room, which we have tricked a little already. Cannot add the hallway , the only other option would be to get the loo entrance on the other side, that would be from the living room? it wouldn't be comfortable solution anyway ... Unfortunately I don't have a full floor plan, but it is easy to imagine mirrored room (living room) to the kitchen and the current WC is located just under the stairs with the entrance off the kitchen.Hope it makes sense

Having bought my house almost three years ago after it was empty for ten years, I have a few things to do. Before I bought the place it had had squatters in a while before, they had removed the windows, plumbing fittings and anything else that wasn't nailed in place. I retired last May and moved in permanently having replaced the windows and plumbing on visits. The house is liveable but needs; The patio rebuilding at a lower level than the internal floors. Driveway repairs. Finalise the plan for the wiring, I have a good sized solar installation but the house wiring is not as good as you expect in a reasonable sized caravan. Strip and re-render all of the outside. Fit T&G throughout the kitchen. Restore the guest house but not this year. Make new gates for the entrance. Plough the gardens Finish my workshop which is key to doing a lot of the other work. There is more but of less urgency, I bought this house to avoid being retired and bored, it's definitely working.

Hi, Sorry - it is pretty rubbish! I hope this is a little better. The measurements are internal measurements. I have also attached two photos: one of the roof line and the other of the side where we hope to extend by removing the old garage. I have been told that the roof is too shallow plus we are in the South Downs National Park in a road of bungalows, so we may not be able to go up in any case. We will be rendering the property at the end! We have a budget of £60,000. Many thanks!
